Surface by surface

Patio & French doors

Water at the foot of a door frame is not always the mastic: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We look for the cause first.

Window sills

Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.

How we handle window mastic in Kelhead

There are two joints on most windows. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. We work on uPVC windows, timber windows & doors and window sills, and the jobs we see most are whistling draughts around closed windows and leaking joints at the ends of sills.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a 12-month guarantee.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

What window mastic looks like in Kelhead

Kelhead is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In and around Kelhead, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

Kelhead is about 11 miles east of Dumfries, in Dumfries and Galloway. From the centre of Kelhead to the outskirts, window mastic is available for homes and businesses alike. Kelhead is one of 138 towns and villages in Dumfries and Galloway we cover. Our Edinburgh page covers work nearby.

Leave it or put it right?

Working on frames from a ladder with a sealant gun is not easy, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Do you need window mastic in Kelhead?

Every frame moves through the day. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.

The most common problems we see are:

  • Untidy mastic left by window fitters
  • Draughts coming in around windows and doors
  • Sealant in the wrong colour for the frame
  • Old mastic that has gone black or come away

Rented homes near Annan station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions to ask before booking

  • Whether the sealant suits the joint
  • What the cure time is
  • How the colour is chosen
  • Whether they seal over old material or remove it

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Worn gaskets, brush seals or a door that has dropped
  • Damp coming through the wall itself rather than the frame joint
  • Broken hinges, locks or handles

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

How it works

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes most of a day for a typical house, less for a few frames. Outside jobs in Kelhead need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in
