Glazing silicone near Kelhead

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Glazing silicone in Kelhead, done properly

Our work covers conservatory joints, rooflights and glass panels, as well as frameless shower screens and glass balustrade bases. Each joint is cut out, cleaned and resealed. If you have water running down inside the glass and silicone pulling away from the glass, we can put it right.

Mastic can only go onto a dry joint, so outside work in Kelhead depends on the weather. Let us know about access to every frame, including any upstairs.

Whatever the size of the job, you get the same 12-month guarantee in Kelhead and across Dumfries and Galloway.

What affects the cost of glazing silicone

You’ll get a clear quote before any work starts. It’s based on:

  • Any working-time requirements on site
  • The amount of work
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear price before any work starts.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • A few pictures by email, if you can
  • If someone has resealed it before
  • Where the job is, and your postcode
  • Roughly how big the job is

Every job is quoted individually, so the first step is telling us about yours. Simply drop us a line at info@mrmastic.co.uk and describe the job and send photos if you have them.

Why it’s worth doing now in Kelhead

Leaks get worse, not better. Left, water can mark floors, damage plaster and rot timber so early action saves a bigger repair. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Why choose Mr Mastic in Kelhead

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The visit itself generally takes a few hours, depending on how many joints need doing, depending on the size of the job. Outside jobs in Kelhead need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at the glazing and agree which joints need resealing.
  2. We cut away the failed silicone.
  3. We clean and prepare the joint.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

What we can’t put right

To be straight with you, some problems need a different trade:

  • A broken pane or roof panel
  • Water coming through the roof rather than a sealant joint
  • Rotten or badly damaged frames

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Surfaces we seal

  • Glass-to-frame joints
  • Shower screens
  • Glass balustrade bases
  • Rooflights
  • Glass-to-glass joints
  • Conservatory frames

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Stick to mild cleaners on glass
  • Inspect the sealant on glazing annually
  • Clear the conservatory gutters regularly
  • Wipe the screen down after showering

Squeegee a shower screen after each shower and keep the room ventilated. It helps stop mould getting into the silicone.

A small conservatory leak soon spreads. Water runs along frames and down walls so it’s best dealt with right away.

Glazing silicone in Kelhead: local notes

Kelhead is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on glazing joints and frame seals, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Around Kelhead, as everywhere, glazing silicone is only as good as the preparation behind it. For landlords with property near Annan station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Kelhead is about 11 miles east of Dumfries, in Dumfries and Galloway. Kelhead gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Across Dumfries and Galloway, we cover 138 places, and Kelhead is one of them. For nearby work, see our Edinburgh page.

We work across DG12 for glazing silicone. If you’re just outside Kelhead, we cover Cummertrees (2 miles south), Powfoot (2 miles south), Brydekirk (3 miles east), Howes (3 miles south-east) and Newbie (3 miles south-east). We also work in nearby towns such as Dumfries (11 miles west), Annan (4 miles south-east), Lockerbie (8 miles north), Heathhall (11 miles north-west), Newbridge Drive (13 miles north-west) and Gretna (11 miles east).

Your questions about glazing silicone in Kelhead

Can you help a landlord with a rental near Annan station?

Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is glazing silicone in a coastal place like Kelhead any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Kelhead.

How long does the job take?

That depends on how much there is to do, but most jobs take a few hours for most jobs. We will give you a better idea when we quote.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

Can you fix a leaking conservatory?

If the water is coming in through failed sealant joints, yes. If the cause is the roof, a panel or a unit, we will say so.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can I do it myself?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
