Glazing silicone for Clarencefield homes and businesses

Landlords, agents and businesses in Clarencefield

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for property managers and facilities teams. We can quote a run of properties together.

Glazing silicone in Clarencefield, done properly

Not every silicone suits glass. We use a neutral-cure glazing silicone, which suits glass and most frame materials, finished with a neat, even bead. We work on glass-to-frame joints, glass balustrade bases and shower screens, and the jobs we see most are stained, discoloured glazing silicone and rooflight joints letting water in.

In and around a place like Clarencefield, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

There’s a 12-month guarantee on every job.

When it isn’t the sealant

A few problems are outside what sealant work can do:

  • Water coming through the roof rather than a sealant joint
  • Condensation trapped between two panes
  • A frame that needs repairing or replacing

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Glass-to-glass joints
  • Glass balustrade bases
  • Glass-to-frame joints
  • Shower screens
  • Rooflights
  • Conservatory frames

The process

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours, depending on how many joints need doing. Outside jobs in Clarencefield need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We find where water is getting in and check whether it’s a sealant joint.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. We clean the joint with a solvent that suits the glass and frame.
  4. We apply a neutral-cure glazing silicone and tool it smooth.
  5. The finished joints are checked and, where it’s safe, tested with water.

Windows and doors in Clarencefield

Clarencefield is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on glazing joints and frame seals, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Homes close to Ruthwell Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Around Clarencefield, as everywhere, glazing silicone is only as good as the preparation behind it.

Questions from Clarencefield

Is glazing silicone in a coastal place like Clarencefield any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Is Clarencefield within the area you cover?

Yes. Clarencefield is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you have insurance?

Yes, we’re fully insured for domestic and commercial work.

Will resealing stop my conservatory leaking?

Often, if the leak is at a sealant joint. We find where the water gets in first, so you know what you’re paying for.

Can you just put new silicone over the old?

Silicone does not stick to silicone and water gets between the layers. We cut out the old sealant first.

Can you work on commercial sites?

Yes. We have worked for hotels, offices and other businesses and we are fully insured.

What do you put in the joint?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Is balustrade sealant something you do?

Yes, where the base is finished with sealant. Photos help us see what’s there.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Keep conservatory gutters clear of leaves
  • Squeegee the shower screen after each use
  • Do not leave a drip for the next storm
  • Do not use a blade near the sealant

Check the joints once a year. Catching a split early keeps the repair small, before water gets in.

Shower screen leaks can go unnoticed. It can damage the floor or the ceiling below before you spot it.

How the job changes by surface

Rooflights

We reseal the glazing joints on rooflights. If the leak is from the roof around it, a roofer needs to look.

Shower screens

Silicone holds the water in on frameless screens. We renew it without marking the glass.

How we quote for glazing silicone

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Any working-time requirements on site
  • The number and length of the joints
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first and agree the price before starting.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Access, such as stairs, a lift or height
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Whether it’s a home or a business

Every job is quoted individually, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job and send photos if you have them.

Leave it or put it right?

Dealing with a leaking shower screen early protects the floor and ceiling. Water from a failed joint can soak into the floor before it shows. Around Clarencefield, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before work begins.
