Window mastic near Kirkton

How we handle window mastic in Kirkton

Around Kirkton we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on composite doors, aluminium frames and window sills, and the jobs we see most are mastic that’s falling out in pieces and damp patches on the reveal after heavy rain.

Mastic can only go onto a dry joint, so outside work in Kirkton depends on the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

What we cannot put right

New sealant cannot fix everything, and we’ll tell you before we start. It will not solve:

  • Draughts through the window seals rather than the frame
  • Faulty window hardware
  • Condensation trapped between the panes

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Window mastic in Kirkton: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

If you live in an older home near Kirkmahoe Parish Church, the joint between an old wall and a newer frame is normally the first place rain gets in.

What we do, step by step

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a morning for a couple of windows and a door for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

How the job changes by surface

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

Composite doors

Composite doors are normally hung in an uPVC-type frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.

Why it’s worth doing now in Kirkton

Resealing frames is a short job: the visit takes a few hours for a handful of frames, longer for a whole house. Wait for damp to appear and there may be plaster and decorating to sort out too. In an older home around Kirkton, damp from a failed joint can get into timber and plaster.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Common questions in Kirkton

Will you come out to Kirkton?

Yes. Kirkton is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Kirkton for window mastic?

Yes. Our work covers the whole of Scotland, and Kirkton is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Will it make a mess?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Can you get sealant to suit coloured frames?

Yes. White, brown, anthracite grey, black and clear sealants are all available.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Is the new sealant paintable?

Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.

Do you seal inside as well as outside?

Yes. Plenty of draughts come through the inside joint as well as the outside, so it can be worth sealing both.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels across Dumfries and Galloway.

When to call us in Kirkton

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar never bonded as it should, so it comes away long before its time.

Most people get in touch when they notice one of these:

  • Draughts coming in around windows and doors
  • Gaps between the frame and the inside reveal
  • Mastic that has split away from the wall
  • A bead that doesn’t match the frame

Letting a property close to Dumfries station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Repaint timber before it’s bare
  • Paint up to the joint, not over it
  • Wash the frames with mild soapy water
  • Ventilate rooms so frames do not stay wet inside

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.
