About our window mastic in Kingsland
The new joint doesn’t have to be white. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. We work on composite doors, patio & French doors and aluminium frames, and people most often call us about cracked or shrunken mastic around the frame and sealant in the wrong colour for the frame.
From mansion-block windows to modern glazing in new flats, London has every kind of frame. Over the years, the sealant around them shrinks, cracks and pulls away, letting in draughts and water.
Big or small, it’s backed by our one-year guarantee.

Common problems we fix in Kingsland
Sun, frost and rain wear sealant out. Sunlight dries the surface out, until it loses its stretch and starts to crack.
The problems people normally mention when they call are:
- Gaps where the sill meets the wall
- A bead that does not match the frame
- Black, perished sealant on frames
- Draughty joints inside around the window
Managing a site like Holy Trinity Church of England Primary School? Then the mastic around its windows and doors needs looking after like any other building’s.
Questions to ask before you book
- Which sealant they’ll use, and why
- When the joint can take water or movement
- Is the old sealant removed completely?
- Whether you can choose the colour
How the visit works
Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a few frames, or a day or more for a whole house. In Kingsland, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- We check how each frame can be reached safely.
- Old, cracked mastic is removed completely.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
Before we arrive
- Let us know about parking restrictions
- For business premises, tell us about site rules or sign-in
- Plan for the work area to be out of bounds to pets and children

Related advice
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
What the job involves on each surface
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

I let a flat near Dalston Junction station. Can you help?

Will resealing my frames help with draughts?

Where are you based?

What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or send us an email.
Do you have sealant for grey or black windows?
Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.
What do you put in the joint?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.
Can you seal the gap between the frame and the plaster indoors?
Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.
What window mastic looks like in Kingsland
In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking. Historic houses like Sutton House (about 1.1 miles east) are a reminder that the area around Kingsland has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
Rented homes near Dalston Junction station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. As a London address, Kingsland can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

What happens if it’s left?
Draughts and leaks don’t always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we will tell you. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in Kingsland, the repair is bigger than a sealant job.
Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs. Call for a quick quote and we’ll explain what it covers.

When it is not the sealant
A few problems are outside what sealant work can do:
- Worn gaskets, brush seals or a door that has dropped
- Penetrating damp from a failed cavity tray or render
- A frame that has rotted at the joint

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Do not use solvent cleaners on the joint
- Paint up to the joint, not over it
- Clean frames with a soft cloth and soapy water
- Clear any debris from frame drain holes
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
