Why it’s worth doing now in Canonbury

Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic normally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. In a London flat, a failed joint rarely stays your problem alone: water can reach the neighbours below, and gaps in fire-rated joints affect the whole building.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why us?

  • Homes, businesses and hotels
  • Tidy, careful work
  • An ARBOMaster approved applicator
  • Any old sealant cut out fully, not covered over

Window mastic in Canonbury

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. If you have hard, cracked sealant around windows and rain getting in at the frame or under the sill, we can put it right.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out, in Canonbury as anywhere.

The work is covered for a year after we finish. If anything is not right with it, call 0345 464 0079 or email us.

Common questions in Canonbury

I let a flat near Canonbury station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or send us an email with the details for a clear quote.

Is parking a problem for a job in Canonbury?

Parking in Canonbury, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before resealing.

Are you insured?

Yes. We are fully insured.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

Can you reach windows above the ground floor?

Generally, yes. Access is planned before we start, so mention the height and anything in the way.

How much does window mastic cost in Canonbury?

Size, access and the old material all affect the cost. Ask us for a quote.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Signs you need window mastic in Canonbury

Mastic ages in the weather. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

It’s worth asking for a quote if you see:

  • Gaps where the sill meets the wall
  • Water coming in at the bottom corners of a door
  • White mastic on grey or black frames
  • Hard, cracked sealant around windows

Homes close to St Paul's Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What your quote should include

  • Who does the work, and how experienced they are
  • How the joint is cleaned and prepared
  • How the colour is chosen
  • Whether all the old sealant comes out first

In a converted house or block, who looks after the windows depends on the lease, so it’s worth checking before booking. Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.

Aftercare tips

To keep the joints looking good and working properly:

  • Repaint timber before it’s bare
  • Keep solvents and bleach off the sealant
  • Keep jet washers away from the mastic
  • Keep drainage slots and sill grooves clear

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

What we cannot put right

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Damp problems in the wall away from the window
  • Worn gaskets, brush seals or a door that has dropped
  • Condensation trapped between the panes

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

Joints and surfaces we work on

  • Timber windows & doors
  • Aluminium frames
  • Patio & French doors
  • Composite doors
  • Window sills
  • uPVC windows

The process

Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a few frames, or a day or more for a whole house. Parking in much of London is by permit or pay-and-display, so it helps to know what’s near you in Canonbury. A visitor permit or a nearby bay makes the visit run more smoothly.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Plan for the work area to be out of bounds to pets and children
  • Try not to wet indoor joints just before the visit
