Questions from Kingsland

Is parking a problem for a job in Kingsland?

Parking in Kingsland, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you take on hotel work around Kingsland?

Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Are you fully insured?

Yes. We are fully insured.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all.

Do you provide details of the products used?

Yes. When the job is done, we give you the locations and products. Tell us if your assessor needs it in a particular format.

Do you cover Kingsland?

We do. Kingsland is part of the area we cover.

Fire rated sealant for homes and businesses in Kingsland

Landlords, managing agents and facilities teams use us for the sealant items on a fire risk assessment on buildings across Kingsland. Send us the list or the survey and we’ll quote for the fire-rated sealant work on it. We work on flats & HMOs, door frames and service penetrations, and people most often call us about old fire sealant that has split or come away and ordinary sealant used where a fire-rated product was needed.

In London’s blocks of flats, service risers and common parts have pipes and cables passing through walls and floors. In Kingsland, building managers may need both fire-rated sealant around those openings and new sealant in shared washrooms.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

How it works

When we arrive, we start by going over the job with you, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work generally takes a few hours for a handful of gaps, and longer for a whole building. In Kingsland, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products for your records.

Different surfaces, different methods

Linear gaps

A linear joint may need to allow for movement as well as fire. We choose a product and depth that suit the gap and the movement.

Door frames

A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.

When it isn’t the sealant

In fairness, some problems need a different trade:

  • Assessing a building’s fire safety
  • Doors that aren’t fire doors in the first place
  • Certifying a building or signing off its fire safety

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before booking.

Joints and surfaces we work on

  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations
  • Flats & HMOs
  • Plasterboard & masonry
  • Door frames

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Keep the record of products and locations with your fire safety documents
  • Include hidden areas like risers in routine checks
  • Do not paint over fire sealant until it has cured
  • Make resealing part of every contractor’s brief

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Sealing it early is a simple step to take.

Commercial buildings in Kingsland

There are hotels and other places to stay in and around Kingsland. Hotel work can be planned room by room, with out-of-hours working where needed. Commercial buildings in London often have strict access rules and limited loading, and out-of-hours working is possible to arrange.

For site and facilities teams at buildings such as Holy Trinity Church of England Primary School, service openings in fire-resisting walls need checking after any refurbishment. As a London address, Kingsland can be tricky for parking: let us know about parking bays, permits or a driveway.

When to call us in Kingsland

Gaps around door frames are easily missed. The architrave hides the gap between frame and wall, so it’s easy to leave unsealed when doors are changed.

Signs it’s time to call us include:

  • Linear gaps at the head of walls
  • Fire stopping disturbed by later work
  • Fire seals that have cracked with movement
  • Holes left by a change of layout

If you let a flat or house near Dalston Junction station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What your quote should include

  • Which sealant they’ll use, and why
  • How the colour is chosen
  • What happens if they find a problem under the old sealant
  • How much experience the applicator has

Our hiring checklist

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Why deal with it now?

For some gaps, sealant isn’t the right answer and another system is needed. Large holes, cable bundles and plastic pipes can call for batts, collars or wraps. If a gap is not suitable for sealant, we will tell you. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Dealing with it early is far simpler for homes in Kingsland.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
