Window mastic near Fyvie

Window mastic in Fyvie, done properly

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. If you have whistling draughts around closed windows and rain getting in at the frame or under the sill, we can put it right.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

How it works

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes most of a day for a typical house, less for a few frames in most cases. Outside jobs in Fyvie need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We check each frame and agree which ones need doing.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. We clear up and check every joint is fully closed.

When to call us in Fyvie

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

People generally contact us when they notice one of these:

  • Sealant in the wrong colour for the frame
  • Gaps where the sill meets the wall
  • Gaps between the frame and the inside reveal
  • Mastic that is falling out in pieces

Around Fyvie, as everywhere, window mastic is only as good as the preparation behind it.

10 questions to ask before booking

Fyvie homes and the weather

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you live in an older home near St Peter's Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Fyvie is about 10 miles north of Inverurie, in Aberdeenshire. Fyvie gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Fyvie is one of 161 towns and villages in Aberdeenshire we cover for window mastic. You can also see our page for Aberdeen, about 22 miles away.

We cover every part of the AB53 postcode area for window mastic and the streets around it. That includes homes and businesses on Main Street, School Road and Parnassus Gardens. Other places close to Fyvie include St Katherines (2 miles south-east), Rothienorman (3 miles south-west), Meikle Wartle (5 miles south-west), Methlick (6 miles east) and Daviot (6 miles south). Further out, we also cover Inverurie (10 miles south), Ellon (13 miles east), Turriff (8 miles north), Huntly (15 miles west), Garioch (10 miles south) and Kemnay (14 miles south). For island and remote addresses, a little more planning is needed.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The size of the job
  • The number of rooms or windows
  • Any mould that needs treating
  • Access and height

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Whether it’s a home or a business
  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Access, such as stairs, a lift or height

We do not publish a price list, because every job is different. Instead, we give you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

Honest limits

We will not take on work that will not last, so here’s what sealant can’t put right:

  • Worn gaskets, brush seals or a door that has dropped
  • A sash or casement that will not close properly
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before booking.

Surfaces we seal

  • Timber windows & doors
  • Composite doors
  • Patio & French doors
  • Window sills
  • uPVC windows
  • Aluminium frames

Different surfaces, different methods

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

uPVC windows

The frame is cleaned with a product that will not harm the plastic, then the sealant goes in between frame and wall and tooled smooth.

For landlords and businesses

If you manage several properties in or around Fyvie, several properties can be quoted together. Send us the addresses and the work at each.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Fyvie: your questions answered

Is there a guarantee on window mastic in Fyvie?

Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do you cover smaller places like Fyvie?

Yes. Fyvie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for hotels and businesses?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Where is Mr Mastic based?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Do you have sealant for grey or black windows?

Yes. White, brown, anthracite grey, black and clear sealants are all available.

Can I paint over the new sealant?

That depends on the product. Silicone isn’t paintable, but some hybrid sealants are. Mention any painting plans before work begins.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.
