Questions from Methlick
Do you cover Methlick for window mastic?
Yes, Methlick is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.
Is window mastic in Methlick guaranteed?
Every job comes with our one-year guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We’ll tell you what we are using and why.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses.
Do you seal inside as well as outside?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
What information do you need?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
What sealant work cannot fix
Before you book, it’s worth knowing the limits:
- A sash or casement that will not close properly
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A frame that has rotted at the joint
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.
Joints and surfaces we work on

- Window sills

- uPVC windows
How it works
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes most of a day for a typical house, less for a few frames. Outdoor work around Methlick depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Preparing for the visit
- Tell us if parking is tricky
- Keep children and pets away from the work area
- Move anything stored near the joints

Related advice
Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Methlick homes and the weather
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Around Methlick, as everywhere, window mastic is only as good as the preparation behind it. For an older house near a landmark such as Methlick Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Keep timber frames painted
- Air rooms to keep condensation down around windows
- Walk round the house once a year and look at the joints
- Use gentle cleaners on frames and sealant
A yearly look round the frames is enough. Small splits are simple to catch before they leak, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
What the job involves on each surface
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so we pay close attention there.
uPVC windows
We clean the frame edge carefully so the plastic isn’t marked, then the sealant goes in between frame and wall and tooled smooth.
What happens if it’s left?
A quick bead over the top of old mastic looks like an easy fix, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.
