Window Mastic in Flemington
We cover Flemington for mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly.
- Old mastic that has gone black or come away
- Hard, cracked sealant around windows
- Cold air getting in at the frame edge
About our window mastic in Flemington
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We work on timber windows & doors, uPVC windows and aluminium frames, and the jobs we see most are rushed sealant from a window installation and gaps where the sill meets the wall.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Each job carries a 12-month guarantee, large or small.

What we’re called out for in Flemington
Joint shape matters as much as the product. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. Backing rod sets the right depth.
Keep an eye out for these signs:
- Hard, cracked sealant around windows
- Black, perished sealant on frames
- Untidy mastic left by window fitters
- Cracked sealant at the sill ends
Managing a site like Rutherglen High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Frames and glazing around Flemington
The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For landlords with property near Newton station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How it works
Once we’re on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a morning for a couple of windows and a door. For a place like Flemington, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
Before we arrive
- Mention if the joints have been sealed before
- Let us know if you’ve seen damp or leaks
- Where the joints are inside, avoid wetting them before we arrive

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that is easy.

Why act early in Flemington
Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we will tell you. In a place like Flemington, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
The cost depends on the amount of work, how hard the old material is to remove and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.

Flemington: your questions answered
Can you help a landlord with a rental near Newton station?
Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Do you cover smaller places like Flemington?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Will resealing my frames help with draughts?
If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that’s a different fix, and we’ll say so.
Can new window sealant be painted?
Silicone generally won’t take paint. Let us know beforehand, and we will use a paintable product where it suits.
Can you quote for more than one area?
Yes. Tell us about everything you’d like done and you will get one quote.
Can you seal over the old sealant?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Are you insured?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Damp coming through the wall itself rather than the frame joint
- Broken hinges, locks or handles
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.
What we seal
- Aluminium frames
- uPVC windows
- Composite doors
- Patio & French doors
- Window sills
- Timber windows & doors
How the job changes by surface
Composite doors
An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.
Timber windows & doors
Soft or rotten wood cannot be sealed successfully. If we find rot, we will tell you before going ahead, as that’s a job for a joiner.
Aftercare tips
To keep the joints looking good and working properly:
- Keep drainage slots and sill grooves clear
- Keep paint and stain on wooden frames in good order
- Ventilate rooms so frames do not stay wet inside
- Avoid blasting the frames with a pressure washer
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Paint up to the joint, not over the silicone.
Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.
