Signs you need window mastic in Dalton

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

Common reasons people contact us are:

  • Gaps left after new windows were fitted
  • Draughty joints inside around the window
  • Whistling draughts around closed windows
  • Mastic that has split away from the wall

If you let a flat or house near Newton station, renewing tired window mastic between tenants heads off draught and damp complaints.

How to choose a mastic man

How we handle window mastic in Dalton

There are two joints on most windows. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We are often asked to deal with water coming in at the bottom corners of a door and leaking joints at the ends of sills, across timber windows & doors, aluminium frames and uPVC windows.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • A door that needs adjusting, rehanging or new seals
  • A frame that has rotted at the joint
  • Faulty window hardware

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Window mastic in Dalton: local notes

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Managing a site like High Blantyre Primary? Then larger buildings have plenty of frames, and the mastic around each one ages.

Dalton is about 1 mile north-west of Blantyre, in South Lanarkshire. We provide window mastic to homes and businesses in Dalton and nearby, as part of our work across South Lanarkshire. Across South Lanarkshire, we cover 139 places, and Dalton is one of them. Glasgow is on our list too, about 7 miles from Dalton.

FAQs for Dalton

Do you cover Dalton for window mastic?

Yes. We work across all of Scotland, and Dalton is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can you help a landlord with a rental near Newton station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

How many windows can you do in a day?

The work takes anything from an hour or two to a full day, depending on how many frames there are. Access and how stubborn the old mastic is affect the time most.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Will resealing my frames help with draughts?

Yes, if the air is getting in around the frame. If it’s through the window’s own seals or a hinge, that is a different fix, and we will say so.

Where do you work from?

We work from Crawley. We cover Dalton and the rest of South Lanarkshire, along with the rest of our area.

Do you have sealant for grey or black windows?

Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • How much old sealant there is and how hard it is to remove
  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • The number of rooms or windows

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • The rough size of the job
  • Where the job is, and your postcode
  • What the problem is, such as mould, gaps, leaks or cracking
  • Pictures of the joints, sent by email

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and send you a clear quote before we start.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Wipe condensation off the frames
  • Keep solvents and bleach off the sealant
  • Paint up to the joint, not over it
  • Look round the frames every year or so

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Landlord and commercial work in Dalton

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What happens on the day

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Outside jobs in Dalton need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Move anything stored near the joints
  • Tell us about any water getting in
  • Tell us about any previous sealing or DIY attempts

Leave it or put it right?

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference.
