Glazing silicone near Flemington

Glazing silicone for homes and businesses in Flemington

Many conservatory leaks come down to failed sealant, where glass meets frame or frame meets wall. We find the joint that’s letting water in and renew it, and if it’s something sealant can’t fix, we’ll tell you. Typical jobs include stained, discoloured glazing silicone and water running down inside the glass, across glass-to-frame joints, conservatory frames and rooflights.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

There’s a 12-month guarantee on every job.

DIY versus a professional finish

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes anything from an hour or two to most of a day, depending on the size of the job. Somewhere like Flemington may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at the glazing and agree which joints need resealing.
  2. Old sealant is removed from the glass and frame.
  3. The surfaces are cleaned with a suitable solvent.
  4. We apply and tool the new silicone.
  5. We inspect the work and test it where we can.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Mention any leaks or damp you’ve noticed
  • Clear items away from the joints we’re working on

Questions from Flemington

Is Flemington in your area for glazing silicone?

Yes. Our work covers the whole of Scotland, and Flemington is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Will you come out to Flemington?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I rent my home. Can I book you?

We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.

Will you leave a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

How the job changes by surface

Glass-to-frame joints

Old sealant is removed carefully from the glass before new glazing silicone goes in.

Conservatory frames

Frame-to-wall joints on a conservatory move with the weather. They’re resealed with a suitable sealant.

When to call us in Flemington

Heat and cold make glass and frames move at different rates. Over years, that movement tears the silicone.

Any of these means the joints need attention:

  • Rooflight joints letting water in
  • Sealant that was laid over old silicone and failed
  • Black or yellowed silicone on glass joints
  • Failed joints on frameless glass

For landlords with property near Newton station, glazing joints are worth checking at the end of a tenancy, before a small leak grows.

Questions to ask before you book

  • Whether they seal over old material or remove it
  • How the joint is cleaned and prepared
  • How long the guarantee is
  • What insurance they hold

How to choose a mastic man

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Use gentle products around the joints
  • Stick to mild cleaners on glass
  • Check the gutters above the glazing for debris
  • Run a squeegee over the glass when you’re done

Keep the new joints dry for as long as we advise. From then on, a mild glass cleaner is all it needs.

Drips or damp near a glazing joint shouldn’t be ignored. It may be sealant, or something else and we will find out which.

Frames and glazing around Flemington

The west of Scotland is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Managing a site like Rutherglen High School? Then larger buildings have plenty of frames, and the mastic around each one ages.

Why act early in Flemington

Topping up old silicone can look like a fix, but new silicone will not bond to old and water soon finds its way back. Cutting out and resealing properly lasts. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.
