How we quote for regrouting
We don’t publish a price list, because no two jobs are the same. What we look at:
- The amount of work
- How easy the joints are to reach
- The number of rooms or windows
- Working hours on commercial sites
The cost reflects the work involved, not guesswork. That is why we ask about the job first and give you a clear quote before any work starts.
Asking for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- Access, such as stairs, a lift or height
- The rough size of the job
- If it’s domestic, commercial or a hotel
- The problem you’ve noticed
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.
Regrouting in Flemington
When grout stays dark however much you clean it, the discolouration has usually soaked into the grout. New grout is the fix that lasts and you can pick a different colour while you are at it. We work on tiled floors, wet rooms and kitchen splashbacks, and the jobs we see most are splashback grout that has darkened and corners filled with grout instead of silicone.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Other services in Flemington
Different surfaces, different methods
Kitchen splashbacks
Grout behind the hob and sink works hard. We regroute and reseal the worktop joint.
Bathroom floors
Grout on a floor is walked on as well as wetted. It wears and darkens over time.
What we do, step by step
You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes a few hours for a shower enclosure, longer for a whole room for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we check for loose or hollow tiles and point out any we find.
- We rake out the old grout to an even depth, taking care of the tile edges.
- We vacuum the joints and clean out the dust.
- We fill the joints with new grout, then clean the tiles.
- The corners and edges get new silicone, because grout there would crack.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules

Are you an approved applicator?

Which products do you use?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we’re using and why.
How do I get a quote for regrouting in Flemington?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
Do you work for hotels and businesses?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Should corners be grouted or sealed?
Silicone. Grout belongs between the tiles, while corners and edges need a joint that can move.
Do the sealants smell?
Possibly a little. It fades as the sealant cures.
Leave it or put it right?
With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and often a few days without a shower. When the tiles are fine, it’s the sensible first step. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
Why us?
- 20+ years of sealant experience
- Trusted Arbo and Everbuild sealants
- Approved under the ARBOMaster scheme
- Tidy, careful work
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.
How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Skip wire brushes and scourers
- Give the walls a quick rinse after use
- Keep the fan on after showering
- Clean grout with a mild bathroom cleaner
Clean the grout with a mild bathroom cleaner and a soft brush. Keep harsh bleach and acid limescale removers away from it because they wear grout away.
Grout that is washing out of a shower shouldn’t be left. Each shower drives water into the open joints, and that water can reach the wall or the floor below.
What regrouting looks like in Flemington
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For site and facilities teams at buildings such as Rutherglen High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we’re called out for in Flemington
A poor original job is a common cause. If it was mixed too wet or not pressed in firmly tends to wash out early.
If you can see any of these, it’s time to have the joints looked at:
- Splashback grout that has darkened
- Grout that stays dark however much it’s cleaned
- Grout in a colour the owner wants to change
- Corners filled with grout instead of silicone
For landlords with property near Newton station, a regrout while the flat is empty is quicker than working around a tenant.
