Gutter sealing in Flemington

About our gutter sealing in Flemington

Sealant only bonds to a clean, dry joint. That’s why we take out the old sealant and dirt first, then dry the joint before sealing. We work on garage door frames, roofline trims and gutter joints, and common reasons people get in touch are leaking gutter joints and stop ends and damp patches inside below a leaking gutter.

In and around a place like Flemington, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.

Big or small, it’s backed by our 12-month guarantee in Flemington and across South Lanarkshire.

Walls and rooflines in Flemington

The west of Scotland is wetter than the east, so there’s plenty of rain for gutter, fascia and roofline joints to keep out. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Managing a site like Rutherglen High School? Then larger buildings have long runs of movement joint that eventually need resealing. If you let a flat or house near Newton station, leaking gutter joints on a rental are best caught before they stain the walls.

Flemington is about 1 mile south-east of Cambuslang, in South Lanarkshire. When it isn’t the sealant

New sealant can’t fix everything, and we’ll tell you before any work starts. It will not solve:

  • Leaks from the roof rather than a joint
  • Fascias that need replacing
  • Cracked, split or warped gutter sections

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Garage door frames
  • Soffit joints
  • uPVC fascias

  • Roofline trims

Different surfaces, different methods

Garage door frames

Frame-to-brick joints face the weather. We use a sealant made for outdoor joints.

Soffit joints

Gaps at soffit joints can let in draughts and insects. A neat seal closes them.

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours, depending on the number of joints and the access, depending on how much there is to do. Somewhere like Flemington may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We find where the water is coming from and check the gutter is sound.
  2. The old sealant and dirt are cleaned out of the joint.
  3. We dry the joint so the new sealant can bond.
  4. We seal the joint with a sealant made for gutters.
  5. We check the run and clear debris near the joints.

Advice

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Why it’s worth doing now in Flemington

Sealing over a dirty, wet joint is a quick fix that rarely lasts but it tends to peel off. Proper preparation is the difference. In a place like Flemington, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

Why Flemington clients choose us

  • Tidy, careful work
  • Anti-fungal sanitary silicone in wet areas
  • White, clear, grey or coloured to suit, where the product allows
  • An ARBOMaster approved applicator

Aftercare tips

A little care helps the new joints last. We recommend:

  • Clear leaves and moss from the gutters
  • Keep an eye out for wet patches below a joint
  • Check that water runs out of the downpipes
  • Don’t lean ladders against the gutter itself

Keep the gutters clear of leaves and moss so water doesn’t sit on the joints. Water left in a gutter tests every joint.

Leaking gutter joints get worse over time. The same spot gets soaked every time it rains, which can lead to staining and damp.

Common questions in Flemington

Can you help a landlord with a rental near Newton station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Flemington?

Yes. Flemington is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Where do you work from?

We work from Crawley. Our applicators cover Flemington.

Is it possible to stop a gutter joint dripping with sealant?

Normally, if the gutter is sound. The joint is cleaned and dried first so the sealant bonds.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can you quote for more than one area?

Of course. Doing several areas at once is generally more efficient.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours for many products, and we agree the colour with you before any work starts.
