Window mastic in East Haven, done properly
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Typical jobs include gaps left after new windows were fitted and old mastic that has gone black or come away, on timber windows & doors, uPVC windows and window sills.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
Whatever the size of the job, it’s backed by our 12-month guarantee.

The process
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take most of a day for a typical house, less for a few frames. Outdoor work around East Haven depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Mention any leaks or damp you’ve noticed
- Mention any tricky access
- Keep children and pets away from the work area

Advice
Windows and doors in East Haven
East Haven is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
For site and facilities teams at buildings such as Carnoustie High School, the mastic around its windows and doors needs looking after like any other building’s.

Common problems we fix in East Haven
Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, and a gap filled solid cannot flex. Backing rod sets the right depth.
Most people get in touch when they notice something like this:
- Hard, cracked sealant around windows
- Whistling draughts around closed windows
- Untidy mastic left by window fitters
- Mastic that’s falling out in pieces
If you let a flat or house near Carnoustie station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What happens if it’s left?
The work is quick compared with the damage it prevents: it takes anything from an hour or two to a full day, depending on how many frames there are. Wait for damp to appear and there may be plaster and decorating to sort out too. In an older home around East Haven, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Surface by surface
Aluminium frames
Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. Neutral-cure sealant is the safe choice.
uPVC windows
uPVC expands and contracts noticeably with temperature, so we use a flexible, low-modulus sealant. We match white, brown, anthracite grey and black frames.
East Haven: your questions answered
Is East Haven within the area you cover?
Yes, East Haven is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does living near the coast affect window mastic in East Haven?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Does the work come with a guarantee?
Yes. Every job comes with our 12-month guarantee, and we’re fully insured.
Do you do commercial work?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Can new window sealant be painted?
Most silicone can’t be painted. Let us know beforehand, and we will use a paintable product where it suits.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Just make sure your landlord agrees.
Can you seal the gap between the frame and the plaster indoors?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal, using a paintable sealant if you want to decorate.
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
