What sealant work cannot fix

In fairness, some problems need a different trade:

  • Condensation trapped between the panes
  • Faulty window hardware
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so we fit backing rod to set the right depth. The sealant then grips the two sides it should. We are often asked to deal with leaking joints at the ends of sills and a bead that doesn’t match the frame, across aluminium frames, uPVC windows and patio & French doors.

Mastic can only go onto a dry joint, so outside work in Drakemyre depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

You are covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a morning for a couple of windows and a door, including the tidy-up. Outdoor work around Drakemyre depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we are working on
  • Mention any tricky access

Advice

Different surfaces, different methods

Window sills

Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

Composite doors

Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

Drakemyre homes and the weather

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

Rented homes near Dalry station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Common problems we fix in Drakemyre

A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

If you can see any of these, it’s time to have the joints looked at:

  • Mastic that’s falling out in pieces
  • Hard, cracked sealant around windows
  • White mastic on grey or black frames
  • Draughty joints inside around the window

For an older house near a landmark such as Trinity Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What your quote should include

  • Who turns up on the day
  • The length of the guarantee
  • Is the old sealant removed completely?
  • How long to leave it before use

Questions from Drakemyre

Do you work for landlords with property near Dalry station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Is Drakemyre in your area for window mastic?

Yes. We work across all of Scotland, and Drakemyre is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is the work guaranteed?

Yes. Each job is covered for 12 months, inside or out.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can you do several jobs on one visit?

Yes. Just list everything you need and you’ll get one quote.

Is it worth trying it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

Can new sealant go over the old?

No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
