Regrouting for Drakemyre homes and businesses

Regrouting for homes and businesses in Drakemyre

Stained, crumbling or cracked grout can make a sound bathroom look tired. Regrouting replaces the grout and keeps the tiles you have, so there’s no stripping out and no new tiles to choose. If you are dealing with grout stained black or orange that won’t clean and discoloured grout on otherwise sound tiles, we can put it right.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Common questions in Drakemyre

Do you cover Drakemyre for regrouting?

Yes, Drakemyre is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Can you help a landlord with a rental near Dalry station?

Yes. We work for landlords and agents as well as householders. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses.

Will regrouting fix loose tiles?

Regrouting won’t fix loose tiles. We check the tiles first and tell you if any are loose or hollow, so you can decide what to do.

Is resealing included with regrouting?

Yes, in most cases. New grout beside old sealant wouldn’t look right and could still leak.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Will there be a smell?

Possibly a little. Any smell clears as the sealant cures.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What regrouting looks like in Drakemyre

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Letting a property close to Dalry station? Then stained grout drags a rental down, and regrouting between lets puts that right. In the older streets around Trinity Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Different surfaces, different methods

Wet rooms

New grout in a wet room keeps the surface sound. It can’t fix waterproofing below the tiles.

Bathroom floors

Cracked floor grout can point to movement underneath. We look for loose tiles first.

Leave it or put it right?

New grout smeared over the old does not bond well. A thin skin on top tends to break off, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Give the walls a quick rinse after use
  • Use a soft brush rather than a wire one
  • Keep harsh bleach and acid cleaners off the grout
  • Use a squeegee on the tiles after showering

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time.

Grout that is washing out of a shower shouldn’t be left. Every shower pushes more water into the gaps and it can end up in the wall or the ceiling below.

The process

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a shower enclosure, longer for a whole room, and the area is left clean. Outside jobs in Drakemyre need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. We finish with silicone in the moving joints.

How we quote for regrouting

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • Mould in or behind the old joints
  • The amount of work

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

To make quoting easier, let us know:

  • If it’s domestic, commercial or a hotel
  • Roughly how big the job is
  • Whether it has been sealed before
  • What’s wrong with the joints now

Need a quote? Please email us at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Honest limits

Before you book, it’s worth knowing the limits:

  • Movement in a stud wall or floor
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Failed tanking or waterproofing under the tiles

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before you book.
