About our window mastic in Coombe
Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; inside, the joint between frame and plaster stops draughts and tidies the reveal. We seal one or both, depending on what’s needed. If you have leaking joints at the ends of sills and gaps left after new windows were fitted, we can help, on uPVC windows, window sills and patio & French doors alike.
London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in Coombe as anywhere.
You are covered for a year from the day we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order.
How the job changes by surface
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Composite doors
Front doors take the weather head on. Those corners get the most care.
Windows and doors in Coombe
Historic houses like Addington Palace (about 1.3 miles east) are a reminder that the area around Coombe has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
As a London address, Coombe can be tricky for parking: let us know about parking bays, permits or a driveway. For an older house near a landmark such as Church Hall United Reformed Church Of St Paul, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Coombe Wood School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

Parking in Coombe, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.
Do you work for landlords and businesses?
Yes. Domestic, commercial and hotel work are all part of what we do.
Can you work on commercial sites?
Yes, regularly. We can plan bigger jobs in stages.
Where is Mr Mastic based?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Is it worth trying it myself?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
How it works
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. In Coombe, as in most of London, parking needs a little planning. A visitor permit or a nearby bay makes the visit run more smoothly.
- We check each frame and agree which ones need doing.
- We remove the old mastic and clean the frame and the wall.
- Where gaps are deep, backing rod goes in first.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Every joint is checked before we leave.
Before we arrive
- Mention any tricky access
- Keep pets and children clear of the area while we work
- Move anything stored near the joints

Advice
When something else is needed
We’ll always be straight with you, so here’s what new sealant won’t do:
- A failed sealed unit that has misted up
- A frame that has rotted at the joint
- Worn gaskets, brush seals or a door that has dropped
If you’re not sure, just phone 0345 464 0079 or send us an email and we’ll give you a straight answer.
Surfaces we seal
- Patio & French doors
- Aluminium frames
- Window sills
- uPVC windows
- Timber windows & doors
- Composite doors
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Don’t aim a pressure washer at the joints
- Air rooms to keep condensation down around windows
- Wash the frames with mild soapy water
- Keep paint off silicone joints
Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
What affects the quote in Coombe
We don’t publish a price list, because jobs vary so much. The quote depends on:
- Whether the work is at height
- Whether there’s mould to deal with
- Any working-time requirements on site
- The number of rooms or windows
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
Asking for a quote

What else we do in Coombe
Can I do it myself?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
