How we handle window mastic in Colgrain
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you’re dealing with water coming in at the bottom corners of a door and old mastic that has gone black or come away, we can put it right, on aluminium frames, patio & French doors and timber windows & doors alike.
In and around a place like Colgrain, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.
Big or small, it’s backed by our 12-month guarantee.

FAQs for Colgrain

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Is window mastic in a coastal place like Colgrain any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

How we quote for window mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Any working-time requirements on site
- The amount of work
- The type of sealant required
- The old material and how stubborn it is
We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.
What we need to know
You don’t need to know the technical terms. It helps if you can tell us:
- Where the property is
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
For window mastic in Colgrain, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and we will agree the price before any work begins.
For landlords and businesses
Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
If you manage several properties in or around Colgrain, jobs at different addresses can be quoted together. Send us the addresses and the work at each.
Honest limits
To be straight with you, some problems need a different trade:
- Faulty window hardware
- A frame that has rotted at the joint
- Damp coming through the wall itself rather than the frame joint
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Window sills
- Patio & French doors
- Aluminium frames
- uPVC windows
- Timber windows & doors
- Composite doors
How to look after the new joints
No joint lasts for ever, but care makes a real difference. Our tips:
- Make sure the drainage slots aren’t blocked
- Repaint timber before it’s bare
- Use gentle cleaners on frames and sealant
- Keep jet washers away from the mastic
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.
How the job changes by surface
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. It comes out, deep gaps get backing rod and the joint is resealed.
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
Can I do it myself?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What we do, step by step
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes most of a day for a typical house, less for a few frames. Outside jobs in Colgrain need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- We clear up and check every joint is fully closed.
How to prepare
- Keep children and pets away from the work area
- Let us know if you’ve seen damp or leaks
- Clear items away from the joints we’re working on
