Sand mastic in Colgrain
Sand mastic has long been used to fill the joint between timber frames and masonry. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On older homes, it suits the building far better than silicone. Common call-outs are for tired mastic found when preparing windows for paint and gaps where the frame meets the masonry, across tenement windows, brick reveals and stone surrounds.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What happens if it’s left?
New sash windows are a major, costly change and on a listed home, consent may be needed. If the frames are sound, renewing the mastic deals with gaps and draughts at the surround. In a place like Colgrain, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.
What you get with us
- Anti-fungal silicone where joints get wet
- Old sealant always removed completely
- Homes, businesses and hotels
- Fully insured
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Check the mastic when you check the paintwork
- Don’t run silicone over sand mastic
- Check with your local planning authority if your home is listed
- Do not paint over the new mastic
Leave the new mastic unpainted, which is the traditional advice. If you’re redecorating, ask us first.
An open joint round the box lets weather through. The longer it’s left, the more the joint opens.
When to call us in Colgrain
Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.
Signs it’s time to call us include:
- Draughts and rain around sash boxes
- Old cement repairs round a window that have failed
- Modern sealant on a period surround
- Mastic round period door frames that has failed
Rented homes near Craigendoran station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out.

Windows and doors in Colgrain
Colgrain is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Historic houses such as Hill House, about 2.7 miles north-west, show how far back building around Colgrain goes, and older homes nearby need a sealant that suits their walls. If you look after a building such as Hermitage Academy, the mastic around its windows and doors needs looking after like any other building’s.

What affects the cost of sand mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- Access and height
- The type of sealant required
- The number of rooms or windows
- Whether there’s mould to deal with
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- What the problem is, such as mould, gaps, leaks or cracking
- A few photos by email, if you can
- Any access issues, like height or stairs
- If someone has resealed it before
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved and give you a clear price.
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What we do, step by step
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a single window, longer for several from start to finish. Somewhere like Colgrain may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Each surround is checked first.
- The joint is raked out and cleaned.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- The finish is dressed neatly.
Before we arrive
- Try not to wet indoor joints just before the visit
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in
