What affects the quote in Balloch

We quote each job individually. This is what makes a difference:

  • Whether there’s mould to deal with
  • How much there is to do
  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

To make quoting easier, let us know:

  • How we’d reach the joints
  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • Pictures of the joints, sent by email

How we handle sand mastic in Balloch

Silicone on a period window often looks wrong and does not suit the building. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. Typical jobs include failed mastic on an exposed elevation and draughts and rain around sash boxes, on timber door frames, stone surrounds and brick reveals.

Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Why act early in Balloch

Not every filler suits an old window surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Sash cords, weights and draught-proofing of the sashes
  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Planning or listed building consent (your local planning authority decides)

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Frames and glazing around Balloch

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Letting a property close to Balloch Central station? Then older sash windows in a rental need their mastic kept sound to keep the weather out. For an older house near a landmark such as Jamestown Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Balloch questions

Can you do sand mastic in Balloch?

Yes, Balloch is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.

Can you help a landlord with a rental near Balloch Central station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Can you do several jobs on one visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

What guarantee comes with the work?

Our 12-month guarantee covers every job.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

Are you fully insured?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

Looking after it afterwards

So the new joints stay in good condition:

  • Check the mastic when you check the paintwork
  • Find out about consent before window work on a listed home
  • Ask a joiner to look at soft timber first
  • Keep sills and gutters clear so water drains away

Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall so early renewal protects both.

How the visit works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a few hours per window, depending on the condition of the joints. Outside jobs in Balloch need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Preparing for the visit

  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
  • Clear the area around the work
