Sand mastic near Bonhill

Sand mastic in Bonhill, done properly

We work across Bonhill renewing sand mastic on sash windows and doors. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. If you have failed mastic on an exposed elevation and a silicone bead on a sash window that spoils the look, we can help, on brick reveals, period & listed homes and stone surrounds alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Leave it or put it right?

Not every draught comes from the sashes themselves. Gaps between the frame and the wall can be just as bad, and renewing the mastic closes them. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Windows and doors in Bonhill

Bonhill is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Alexandria station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to a full day, depending on how many windows. Outdoor work around Bonhill depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
  • Mention any tricky access

Quotes for sand mastic in Bonhill

We quote each job individually. This is what makes a difference:

  • The old material and how stubborn it is
  • Mould in or behind the old joints
  • Whether the work is at height
  • The size of the job

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

Before you ask for a quote, have a think about:

  • Where the property is
  • Any access issues, like height or stairs
  • What the problem is, such as mould, gaps, leaks or cracking
  • If it’s domestic, commercial or a hotel

Want a quote for sand mastic? Please email us at info@mrmastic.co.uk and tell us about the job. We’ll explain what we’d do and give you a clear quote before any work starts.

What we can’t put right

It helps to know what we cannot do too:

  • Putty and glazing repairs
  • Planning or listed building consent (your local planning authority decides)
  • Crumbling stone or brickwork round the window

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Period & listed homes
  • Sash and case windows
  • Timber door frames
  • Tenement windows
  • Brick reveals
  • Stone surrounds

How to look after the new joints

After the cure time, these simple habits help:

  • Do not paint over the new mastic
  • Avoid heavy scraping on the mastic joint
  • Clear gutters so water doesn’t pour onto the windows
  • Ask a joiner to look at soft timber first

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Crumbling mastic lets rain into the joint. That water can reach the timber frame and the wall, so renewing it early is worth it.

What we are called out for in Bonhill

Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows, which is a good time to renew it.

The most common problems we see are:

  • Gaps round a timber door in stone or brick
  • Old cement repairs round a window that have failed
  • Gaps where the frame meets the masonry
  • Draughts and rain around sash boxes

Schools such as Vale of Leven Academy are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What your quote should include

  • Whether you can choose the colour
  • What happens if the job turns out different
  • Which sealant they’ll use, and why
  • What insurance they hold

Common questions in Bonhill

Will you come out to Bonhill?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you work for landlords with property near Alexandria station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

How do I get a quote for sand mastic in Bonhill?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

How long will you be here?

As a guide, most jobs take a few hours for a single window, longer for several. Bigger jobs take longer, and we will say how long yours will take.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you offer different sealant colours?

Yes. Sealants come in white, clear, grey and other colours for many products, and we’ll agree it with you first.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.
