Sand mastic in Castlehill

How we handle sand mastic in Castlehill

We work across Castlehill renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand for a neat, traditional finish. If you have gaps between timber frames and stone or brick and gaps round a timber door in stone or brick, we can put it right, whatever the surface.

Mastic can only go onto a dry joint, so outside work in Castlehill depends on the weather. Let us know about access to every frame, including any upstairs.

All our work is covered by a 12-month guarantee.

What affects the quote in Castlehill

Some jobs are bigger than they look, and some smaller. The main factors:

  • Any mould that needs treating
  • The type of sealant required
  • Whether the work is at height
  • How many areas need sealing

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • A few photos by email, if you can
  • The type of property
  • Whether it has been sealed before
  • What’s wrong with the joints now

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Sand mastic in Castlehill: local notes

Castlehill is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

In the older streets around Dalreoch Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Dalreoch station, older sash windows in a rental need their mastic kept sound to keep the weather out. For site and facilities teams at buildings such as Our Lady & St Patrick's High School, its window and door frames need their mastic kept sound, just like a home’s.

Castlehill is about 1 mile west of Dumbarton, in West Dunbartonshire. From the centre of Castlehill to the outskirts, sand mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Our area takes in 31 places across West Dunbartonshire. Glasgow is on our list too, about 14 miles from Castlehill.

Castlehill questions

Will you come out to Castlehill?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Dalreoch station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Is it possible to paint over sand mastic?

Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we will talk you through it.

Is consent needed for window work on a listed home?

Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish, but they decide.

Are you fully insured?

Yes, we’re fully insured.

What is sand mastic?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

For landlords and businesses

We also work for property managers and facilities teams. Several sites can be quoted together, and we’re fully insured.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

How the job changes by surface

Brick reveals

Brick reveals round timber windows are often pointed with sand mastic. It suits older brickwork.

Timber door frames

Period doors in stone or brick openings are often pointed with sand mastic. We renew it the same way as on windows.

What sealant work cannot fix

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Sashes that rattle, stick or will not open
  • Masonry that needs repairing
  • Whether work needs listed building consent

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Sash and case windows
  • Stone surrounds
  • Timber door frames
  • Brick reveals
  • Tenement windows
  • Period & listed homes

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Keep modern sealant off the mastic
  • Ask us before painting near the mastic
  • Find out about consent before window work on a listed home
  • Look over the window mastic once a year

Avoid painting over the new mastic, which is the traditional advice. Ask us before any decorating around it.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens.

What happens on the day

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours per window, depending on the condition of the joints, depending on how much there is to do. Somewhere like Castlehill may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we agree which joints need doing.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. The surface is finished to suit the stone or brick.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property

Related advice

What happens if it’s left?

If you are redecorating, renew the mastic first. Painting over failed mastic does not seal it and traditional guidance is to leave the new mastic unpainted. Around Castlehill, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and send you a clear quote before we start.
