Sand mastic for homes and businesses in Dalmuir
Traditional burnt sand mastic blends with stone and brick surrounds. It’s a good fit for period properties where a modern sealant bead would stand out. We work on sash and case windows, brick reveals and stone surrounds, and common reasons people get in touch are cement or filler used on old window joints that has cracked and mastic worn away on windows facing the weather.
Mastic can only go onto a dry joint, so outside work in Dalmuir depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
You are covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

What we can’t put right
We will not take on work that will not last, so here’s what sealant can’t put right:
- Cracked or broken glass
- Timber that has rotted
- Sash cords, weights and draught-proofing of the sashes
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.
What we seal
- Tenement windows
- Timber door frames
- Brick reveals
- Period & listed homes
- Stone surrounds
- Sash and case windows
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
How the visit works
We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take anything from a few hours to a full day, depending on how many windows. For a place like Dalmuir, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- Large voids are packed out.
- New sand mastic is applied and shaped by hand.
- We finish the mastic to a tidy line.
Preparing for the visit
- Clear items away from the joints we are working on
- On commercial sites, let us know about site rules
- Let us know about earlier repairs to the joints

Frames and glazing around Dalmuir
Dalmuir is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Dalmuir is in the west of Scotland, which is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
Rented homes near Dalmuir station change hands often, and older sash windows in a rental need their mastic kept sound to keep the weather out. For site and facilities teams at buildings such as Park Mains High School, its window and door frames need their mastic kept sound, just like a home’s.

What happens if it’s left?
Filling over old, loose mastic does not last. Raking out and preparing the joint gives it a sound base so the new mastic stays put. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Doing several joints on one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear price for the lot.

Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Find out about consent before window work on a listed home
- Have rotten timber repaired before new mastic goes in
- Make sure water runs off the sill
- Do not run silicone over sand mastic
Avoid painting over the new mastic, which is the traditional advice. If you’re redecorating, ask us first.
Crumbling mastic lets rain into the joint. It can soak into the frame and the surrounding masonry so early renewal protects both.
Common questions in Dalmuir
Does the coastal weather in Dalmuir affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Do you work for landlords with property near Dalmuir station?
Yes, we work for landlords and agents. Just send an email to info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us, and we’re fully insured.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
How much does sand mastic cost in Dalmuir?
It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk with a short description of the job.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
What affects the cost of sand mastic
We quote each job individually. These are the things that affect it:
- Whether there’s mould to deal with
- When we can work, for business premises
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
What we need to know
What to tell us when you ask for a quote:
- If someone has resealed it before
- The problem you’ve noticed
- Where the property is
- How we’d reach the joints
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and email photos if that is easy.
