Window mastic in Bridge End

About our window mastic in Bridge End

Around Bridge End we seal all kinds of frames: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you’re dealing with white mastic on grey or black frames and mastic that has split away from the wall, we can help, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Bridge End: your questions answered

Do you work for landlords with property near Edinburgh Waverley station?

Yes. We work for landlords and letting agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you cover smaller places like Bridge End?

Yes. Bridge End is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do I need to be at home?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do the sealants smell?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can you seal the gap between the frame and the plaster indoors?

Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.

When is the sealant fully cured?

It depends on the product. We tell you how long to leave it before we go.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

The process

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house from start to finish. Outdoor work around Bridge End depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Preparing for the visit

  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any leaks or damp you’ve noticed

Why act early in Bridge End

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

Quotes for window mastic in Bridge End

Some jobs are bigger than they look, and some smaller. The main factors:

  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • The size of the job
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • Where the property is
  • The type of property
  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved

If you’re in Bridge End and need window mastic, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before we start.

Window mastic in Bridge End: local notes

Bridge End is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

If you live in an older home near Craigmillar Park Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as St Margaret's School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

Bridge End is about 1 mile south-east of Newington, in Edinburgh. Bridge End gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. We cover 175 towns and villages across Edinburgh, from the larger towns to small villages.

All of EH16 and EH9 is within our area for window mastic, from the main roads to the quietest streets. Streets in the area include Lady Road, Old Mill Lane and Clearburn Road, all of which we cover. Bridge End sits on or near the A7, which makes travel easy. What we can’t put right

New sealant can’t fix everything, and we’ll tell you before work begins. It will not solve:

  • Worn gaskets, brush seals or a door that has dropped
  • A failed sealed unit that has misted up
  • Penetrating damp from a failed cavity tray or render

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Surfaces we seal

  • Window sills
  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Avoid harsh chemicals near the mastic
  • Do not paint over the silicone
  • Keep drainage slots and sill grooves clear
  • Keep timber frames painted

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

Common problems we fix in Bridge End

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.

Common reasons people contact us are:

  • Cracked or shrunken mastic around the frame
  • Damp patches on the reveal after heavy rain
  • Sealant in the wrong colour for the frame
  • Cold air getting in at the frame edge

For landlords with property near Edinburgh Waverley station, renewing tired window mastic between tenants heads off draught and damp complaints.

Before you book anyone
