Toilet base resealing
Discoloured, mouldy or gapped sealant around the base of the toilet cut out and replaced with a neat, hygienic bead.
- Dirty, stained sealant at the pan
- Gaps where the floor meets the toilet
- Old sealant peeling away
Why reseal around a toilet
The sealant at the base of a toilet pan stops dirt, cleaning water and splashes from getting under the pan, where they can’t be cleaned and start to smell. Over time the bead discolours, collects mould and pulls away from the floor. A clean new bead makes the bathroom look and smell fresher and is much easier to keep clean.
How we do it
- We cut out all the old sealant around the pan.
- The floor and pan edge are cleaned, treated for mould and dried.
- We check the pan is firm. A pan that rocks will tear any bead, so we’ll tell you if it needs fixing first.
- A neat bead of sanitary silicone is laid and tooled, in white, clear or a colour to suit the floor.
Not a plumbing fix
Sealant around the base is a finishing joint. It won’t stop a leak from the toilet itself. If water is coming from the pan connector, the cistern or the waste, that needs a plumber, and resealing over it would hide the problem. If we see signs of a leak, we’ll tell you before we start.
Done with the rest of the bathroom
Most customers have the toilet base done on the same visit as the bath, shower or basin, so the whole room is finished at once. Looking for someone near you? We cover London, the South East and Scotland: see all areas.
What it costs
We don’t publish set prices. It depends on how much old sealant has to come out, mould, how many joints there are and whether anything else needs doing on the same visit. Call or email with a few details (photos help) and we’ll give you a clear quote before any work starts.
