Resealing for landlords and letting agents: call for a quick quote

Why sealant matters in rented homes

Failed sealant is behind many damp, mould and leak complaints in rented homes. A split bead around a bath lets water into the floor, mouldy silicone leads to mould reports, and a leaking shower tray can reach the ceiling of the flat below. By the time it’s reported, the repair is often far bigger than a reseal.

In England, GOV.UK lists baths, basins, sinks and other sanitary fittings among the repairs a private landlord is responsible for (GOV.UK: private renting repairs). In Scotland, homes must meet the Repairing Standard (gov.scot guidance). This isn’t legal advice; check your own obligations.

What we do for landlords

Between tenancies

The gap between tenancies is the best time to reseal. The property is empty, the bathroom can be out of use while the new sealant cures, and nobody needs to keep the shower off. Tell us the dates and how access works and we’ll plan the visit around them.

During a tenancy

Tenants don’t need to leave while we work, but the bath or shower has to stay dry for the cure time, usually around 24 hours. We’ll tell the tenant before we go. Our aftercare guide is a useful thing to pass on.

Portfolios and agents

If you manage several properties, it’s worth reviewing sealant as part of planned maintenance rather than waiting for complaints. Our commercial sealant service covers rental portfolios as well as offices and hotels, with work planned property by property. Tell us what paperwork you need and we’ll confirm what we can supply with the quote. Every job carries our one-year guarantee.

Our guide to sealant maintenance for landlords and agents has a changeover checklist.

What it costs

We don’t publish set prices. Tell us the properties, what needs doing and any photos, and we’ll give you a clear quote before any work starts.
