Sand Mastic in Way
Professional sand mastic in and around Way, with every bit of old sealant taken out first.
- Mastic dropping out of the joint
- Wind and rain getting in round a sash window
- Mastic that needs renewing before redecorating
How we handle sand mastic in Way
On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. If you’re dealing with draughty sash windows at the surround and window mastic to renew ahead of painting, we can help.
Homes in small places like Way often stand in the open, with little to shelter their windows from wind and rain. Exposed frames and sills lose their mastic sooner than sheltered ones.
All of our work is guaranteed for twelve months.

Different surfaces, different methods
Period and listed homes
Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.
Sash and case windows
A sash window’s box frame sits in the masonry opening. Sand mastic seals the joint round it.
What we’re called out for in Way
Most of it is simply age. Even well-laid mastic needs renewing in time, depending on exposure and upkeep.
If you can see any of these, it’s time to have the joints looked at:
- Open joints round the window box
- A silicone bead on a sash window that spoils the look
- Window mastic to renew ahead of painting
- Draughty sash windows at the surround
If you let a flat or house near Minster station, any sash windows need sound mastic to keep draughts and rain out.

Your questions about sand mastic in Way
Is sand mastic in a coastal place like Way any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
I let a flat near Minster station. Can you help?
Yes, rental work is part of what we do. You can call 0345 464 0079 or email us with the address and a few details, and we’ll give you a fixed price before work begins.
Is it OK to seal over old sealant?
No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Where are you based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
What should I tell you?
Just the basics: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or email us.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
Can I do it myself?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
How to look after the new joints
So the new joints stay in good condition:
- Go gently near the mastic when preparing windows
- Have rotten timber repaired before new mastic goes in
- Renew mastic before redecorating the windows
- Check with your local planning authority if your home is listed
Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.
An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.
For landlords and businesses
For anyone letting property in or around Way, several properties can be quoted together. Just tell us the addresses and what each one needs.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Frames and glazing around Way
Way is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Historic houses like Quex Park (about 2 miles north) are a reminder that the area around Way has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Managing a site like Minster Church of England Primary School? Then larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Church of Saint Mary the Virgin, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours per window, depending on the condition of the joints and we leave things clean and tidy. Somewhere like Way needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We check each window surround and the condition of the joint.
- The joint is raked out and cleaned.
- Large voids are packed out.
- We point the joint with sand mastic by hand.
- The finish is dressed neatly.
How to prepare
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints
