Way External Mastic

Our applicators work in Way on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly and a one-year guarantee.

  • Moss and dirt in joints with no sealant left
  • Hard, crazed mastic that has stopped moving
  • Sealant that has lost its bond to the brick or render

External mastic for homes and businesses in Way

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on façade panels, copings & trims and concrete & block, and the jobs we see most are sealant that has lost its bond to the brick or render and leaking joints around cladding and façade panels.

External sealant needs dry, clean surfaces, so work around Way is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

Our work is backed for twelve months, in Way and everywhere else we cover.

When something else is needed

We’d rather tell you now than do work that will not last, so these are the limits:

  • Cracking across the wall rather than at a joint
  • Structural movement, which needs a surveyor or engineer
  • Rising or penetrating damp from elsewhere in the wall

Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.

Joints and surfaces we work on

  • Façade panels
  • Brickwork movement joints
  • Copings & trims
  • Joints between brick and frames
  • Render & cladding joints
  • Concrete & block

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Leave the joints unpainted unless we’ve said otherwise
  • Avoid pressure-washing directly into sealant joints
  • Never let anyone fill a movement joint with mortar
  • Act on the first splits you see

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Once a joint cannot move, the wall finds another way, often as cracks near the joint. Catch it early and you reduce the risk.

Questions from Way

Will you come out to Way?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the coastal weather in Way affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.

Are you fully insured?

Yes, we are fully insured.

Where is Mr Mastic based?

We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

How long does external mastic take?

As a guide, most jobs take anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we’ll say how long yours will take.

Do you work at height?

It depends on the height and the site. Ground-floor joints are simple; for higher ones, send details and we will confirm the access.

Landlord and commercial work in Way

For anyone letting property in or around Way, several properties can go on one quote. Just tell us the addresses and what each one needs, and photos by email help.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

What affects the cost of external mastic

The quote reflects the job in front of us. We take into account:

  • The type of sealant required
  • The number and length of the joints
  • The old material and how stubborn it is
  • Access and height

Combining jobs into one visit normally makes better use of the time than several visits, so tell us about everything that needs sealing. We will give you a clear price for the lot.

What to tell us for a quote

You don’t need to know the technical terms. Just tell us:

  • The problem you’ve noticed
  • If it’s domestic, commercial or a hotel
  • Where the property is
  • The rough size of the job

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Surface by surface

Cladding and façade panels

If the façade has a specified sealant, that is what we use. Tell us what the building has when you get in touch.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that is happened, we rake it out and reseal it properly if the joint can be cleared.

Outside joints around Way

Way is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you let a flat or house near Minster station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Minster Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Homes close to Church of Saint Mary the Virgin include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

The process

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to several days, depending on the building for a typical job. Somewhere like Way needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Before we arrive

  • Clear items away from the joints we are working on
  • Mention any tricky access
  • Tell us about any water getting in
