Sand mastic in Sheet
Across Sheet, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand for a neat, traditional finish. We work on period & listed homes, stone surrounds and brick reveals, and the jobs we see most are mastic dropping out of the joint and old cement repairs round a window that have failed.
Around Sheet, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.
Whatever the size of the job, you get the same one-year guarantee in Sheet and across Hampshire.

Leave it or put it right?
New mastic over crumbling mastic won’t hold. Raking out and preparing the joint gives it a sound base so the new work lasts. Where a wall is exposed, as many are in small places like Sheet, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

Common questions in Sheet
Will you come out to Sheet?
Yes, Sheet is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you cover Sheet for sand mastic?
Yes. We work across London and the South East, and Sheet is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we will send you a clear quote.
Do you guarantee sand mastic work?
Our 12-month guarantee covers every job, sand mastic included.
Can landlords and businesses book you?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
Can sand mastic be painted?
Sand mastic is normally left unpainted, as guidance on traditional windows advises. Ask us before decorating.
Can you replace silicone on a period window with sand mastic?
Yes. The silicone is cut out and the joint cleaned, then point it with sand mastic.
I’m a tenant. Can you help?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
How much does sand mastic cost in Sheet?
It depends on the job, so we quote each one individually. For a quick quote, ring 0345 464 0079 or send us an email and let us know what needs doing and where.
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
When it isn’t the sealant
Some problems need a builder, plumber or other trade rather than us:
- Sashes that rattle, stick or won’t open
- Crumbling stone or brickwork round the window
- Timber that has rotted
Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.
What we seal
- Tenement windows
- Stone surrounds
- Timber door frames
- Brick reveals
- Period & listed homes
- Sash and case windows
The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. Somewhere like Sheet needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We check the window surrounds and agree which joints need renewing.
- We rake out the old mastic and clean the joint.
- Deep voids are packed so the mastic is the right thickness.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The mastic is finished to sit tidily against the stone or brick.
Getting ready for the visit
- Let us know about parking restrictions
- Mention any leaks or damp you’ve noticed
- For indoor joints, keep the area dry beforehand if you can
Getting a quote
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

What sand mastic looks like in Sheet
With historic houses such as Uppark (about 4.5 miles south) nearby, there’s older building stock in the area around Sheet as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For site and facilities teams at buildings such as Sheet Primary School, its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Petersfield station? Then any sash windows need sound mastic to keep draughts and rain out.
