What affects the cost of sand mastic

Call for a quick quote. What matters most is:

  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • How easy the joints are to reach

The cost reflects the work involved, not guesswork. That is why we ask a few questions first.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • How we’d reach the joints
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • If someone has resealed it before

We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear quote for your job. To arrange one, call 0345 464 0079 or drop us an email.

Sand mastic for homes and businesses in Petersfield

For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. We work on stone surrounds, tenement windows and brick reveals, and common reasons people get in touch are draughty sash windows at the surround and weathered mastic on the most exposed windows.

Walls in Petersfield that face the prevailing wind take the most weather, so the mastic there tends to fail first. Checking every frame, not just the obvious one, is time well spent.

There’s a 12-month guarantee on every job.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Crumbling stone or brickwork round the window
  • Sash cords, weights and draught-proofing of the sashes
  • Planning or listed building consent (your local planning authority decides)

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to a full day, depending on how many windows and we leave things clean and tidy. Parking in a town like Petersfield is generally straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

  • Mention any sign-in or site rules at work premises
  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit

Advice

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Windows and doors in Petersfield

With historic houses such as Uppark (about 4.1 miles south-east) nearby, there’s older building stock in the area around Petersfield as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

Homes close to St Peter's Church include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Petersfield Infant School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Petersfield station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Questions from Petersfield

Can you do sand mastic in Petersfield?

Yes, Petersfield is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we will send you a clear quote.

Is there a guarantee on sand mastic in Petersfield?

All our work, in Petersfield and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Can sand mastic be painted?

Sand mastic is normally left unpainted, which is what traditional guidance recommends. Talk to us before any painting near it.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. It all has to come out first.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

How long will you be here?

It depends on the size of the job, but as a guide it takes anything from a few hours to a full day, depending on how many windows. We’ll give you a better idea when we quote.

Should I check with the council before work on a listed or conservation-area home?

Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish, but they decide.

How the job changes by surface

Period and listed homes

Period homes look their best with traditional materials, and sand mastic is one of them.

Sash and case windows

Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.

Why deal with it now?

Not every filler suits an old window surround. Sand mastic matches what was there, which can matter on listed and conservation-area homes. Around Petersfield, failed sealant lets water into hidden places, such as under the floor, behind a panel or into a wall. Left alone, that means rot, damp and a bigger repair.
