How we handle sand mastic in Methlick

Sand mastic does not last for ever, leaving gaps round the window. We rake it out and renew it so the surround looks right again. Typical jobs include gaps round a timber door in stone or brick and a silicone bead on a sash window that spoils the look, on brick reveals, sash and case windows and period & listed homes.

In and around a place like Methlick, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

There’s a 12-month guarantee on every job, whatever its size.

Common problems we fix in Methlick

Rain on the window surround works into any crack and pushes it out. Windows facing the weather tend to go first.

These are the problems we’re asked about most:

  • Silicone on a period window that looks wrong
  • Old sand mastic that has cracked, crumbled or fallen out
  • Weathered mastic on the most exposed windows
  • Gaps where the frame meets the masonry

Homes close to Methlick Parish Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame.

  • Is VAT in the price?
  • Whether all the old sealant comes out first

Our hiring checklist

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Decayed frames that need repair
  • Sashes that need overhauling
  • Broken panes

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

What we seal

  • Timber door frames
  • Sash and case windows
  • Stone surrounds
  • Period & listed homes
  • Tenement windows
  • Brick reveals

How the job changes by surface

Sash and case windows

A sash window’s box frame sits in the masonry opening. The gap round it is pointed with sand mastic.

Brick reveals

An open joint at a brick reveal lets weather in. New mastic seals the gap.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

Can you do several jobs on one visit?

Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

The process

On the day, we look over the joints with you first. Surfaces next to the work are protected before work begins. The work generally takes anything from a few hours to a full day, depending on how many windows. Outdoor work around Methlick depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. We fill deep gaps so the new mastic is not too thick.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

What happens if it’s left?

Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic is the like-for-like choice, which can matter on listed and conservation-area homes. In an older home around Methlick, damp from a failed joint can get into timber and plaster.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
