Frames and glazing around Pitmedden
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
Whether the job is in Pitmedden itself or nearby, the right material for each joint matters as much as a neat finish.

Sand mastic in Pitmedden
Silicone on a period window often looks wrong and isn’t always the right material. Sand mastic is the traditional choice, and we can replace one with the other. Typical jobs include mastic worn away on windows facing the weather and window mastic to renew ahead of painting, on brick reveals, tenement windows and sash and case windows.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

What the job involves on each surface
Period and listed homes
Sand mastic is the like-for-like choice for many period homes. On listed buildings, check with your planning authority first.
Brick reveals
Loose mastic comes out and deep gaps are packed before pointing.
What happens if it’s left?
An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. Around Pitmedden, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Pitmedden questions
Is sand mastic in Pitmedden guaranteed?
All our work, in Pitmedden and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you do sand mastic in Pitmedden?
Yes, Pitmedden is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Which is right for my windows, sand mastic or modern sealant?
It depends on the window. Period windows in stone or brick normally suit sand mastic and newer frames normally get a flexible sealant.
How long does sand mastic take to go off?
The surface skins quite quickly and it hardens fully over a longer time. Timing depends on the weather and the joint.
Can tenants book the work?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Should I check with the council before work on a listed or conservation-area home?
Check with your local planning authority. They’ll tell you if consent is needed.
How it works
On the day, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work normally takes a few hours per window, depending on the condition of the joints. Around Pitmedden, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- Mention if the joints have been sealed before
- For indoor joints, keep the area dry beforehand if you can

DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Common problems we fix in Pitmedden
Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.
Common reasons people contact us are:
- Window mastic to renew ahead of painting
- Draughty sash windows at the surround
- Cement or filler used on old window joints that has cracked
- Gaps where the frame meets the masonry
In and around Pitmedden, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.
