Sand mastic in Meikleour

How we handle sand mastic in Meikleour

A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic is the traditional choice, and we can replace one with the other. If you have mastic worn away on windows facing the weather and a silicone bead on a sash window that spoils the look, we can put it right, on period & listed homes, sash and case windows and tenement windows alike.

Mastic can only go onto a dry joint, so outside work in Meikleour depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

All our work is covered by our 12-month guarantee, wherever you are in Perth and Kinross.

What the job involves on each surface

Brick reveals

Sand mastic is also used where timber frames meet brick. It suits older brickwork.

Period and listed homes

Many older homes were built with sand mastic round the windows. If your home is listed, ask your local planning authority about consent.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

When something else is needed

Sealant is not the answer to every problem, and we will tell you before we start. It will not solve:

  • Damaged stone surrounds
  • Cracked or broken glass
  • Sashes that need overhauling

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Windows and doors in Meikleour

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Around Meikleour, as everywhere, sand mastic is only as good as the preparation behind it. For an older house near a landmark such as Kinclaven Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Ask a joiner to look at soft timber first
  • Inspect the joints round the windows every year or so
  • Find out about consent before window work on a listed home
  • Do not run silicone over sand mastic

Check the mastic when you check the paintwork. Small cracks are easier to deal with early.

Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.

What affects the quote in Meikleour

You will get a clear quote before we start. It’s based on:

  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • The product the joint needs
  • The number and length of the joints

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Any previous sealing or DIY work
  • Any access issues, like height or stairs
  • The address or postcode of the job
  • What the problem is, such as mould, gaps, leaks or cracking

Asking for a quote is easy: let us know the job and the location, and roughly how big it is. Photos by email help us understand the job, and we will take it from there.

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a single window, longer for several, and the area is left clean. Around Meikleour, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check each window surround and the condition of the joint.
  2. We rake out the old mastic and clean the joint.
  3. Large voids are packed out.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
  • Mention any parking rules near the property
