About our remedial sealant in Meikleour

Some sealant jobs aren’t a simple reseal, because someone has already had a go. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out. If you are dealing with gaps opening along the back of the worktop and caulk or the wrong sealant used in a wet area, we can put it right.

In and around a place like Meikleour, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Whatever the size of the job, you get the same 12-month guarantee in Meikleour and across Perth and Kinross.

What we do, step by step

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a few hours for most joints, depending on how much old sealant has to come out. Somewhere like Meikleour may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work

Advice

What we are called out for in Meikleour

Movement tears sealant that is not designed for it. A bath that flexes, a tray that rocks or a building joint that opens and closes will split a rigid or thin bead.

If you can see any of these, it’s time to have the joints looked at:

  • Torn expansion joints
  • Caulk or the wrong sealant used in a wet area
  • Black mould underneath the bead
  • Repeat leaks from the same joint

In the older streets around Kinclaven Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What affects the quote in Meikleour

Every job gets its own quote. This is what makes a difference:

  • Whether the work is at height
  • The size of the job
  • How many rooms, windows or areas are involved
  • Any mould that needs treating

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

Asking for a quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Photos by email, if that’s easy
  • The address or postcode of the job
  • Any previous sealing or DIY work
  • What’s wrong with the joints now

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Bathrooms and kitchens in Meikleour

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

What we cannot put right

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Failed tanking or loose tiles behind the sealant
  • A tray or bath that’s cracked
  • A tray or worktop that needs refixing first

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

Surfaces we seal

  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints
  • Botched or over-sealed joints

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Landlord and commercial work in Meikleour

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

For anyone letting property in or around Meikleour, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

What the job involves on each surface

Over-sealed & botched joints

A thick bead smeared across tiles often hides mould or gaps. We strip it back so we can see the joint, then reseal neatly.

Leaking trays & enclosures

A cracked tray, failed valve or leaking waste needs a different fix. We say so rather than reseal.
