Signs you need sand mastic in Carsie

Water gets into small cracks in the mastic and pushes it out. Exposed elevations generally fail first.

Look out for these signs:

  • Cement or filler used on old window joints that has cracked
  • Old sand mastic that has cracked, crumbled or fallen out
  • Gaps round a timber door in stone or brick
  • Mastic that needs renewing before redecorating

Schools such as Blairgowrie High School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

How we handle sand mastic in Carsie

Across Carsie, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. Common call-outs are for gaps round a timber door in stone or brick and old sand mastic that has cracked, crumbled or fallen out, across timber door frames, period & listed homes and tenement windows.

In and around a place like Carsie, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Carsie: your questions answered

Will you come out to Carsie?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you do sand mastic in Carsie?

Yes. Our work covers the whole of Scotland, and Carsie is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Do you offer different sealant colours?

Most of the time, yes. We’ll tell you which colours the right product comes in and agree one before any work starts.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Will it make a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Which products do you use?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Where do you work from?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Keep sills and gutters clear so water drains away
  • Check the mastic when you check the paintwork
  • Get any rot dealt with first
  • Avoid patching sand mastic with silicone

Avoid sealing over the mastic with silicone. If you see a crack, ask us to take a look before trying a quick fix.

Windows and doors in Carsie

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In and around Carsie, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Different surfaces, different methods

Stone surrounds

Stone surrounds suit sand mastic well. The finish blends with the masonry.

Brick reveals

Sand mastic is also used where timber frames meet brick. It gives a traditional finish.

When something else is needed

Sealant isn’t the answer to every problem, and we’d rather say so up front. It will not solve:

  • Crumbling stone or brickwork round the window
  • Sashes that need overhauling
  • Rotten sashes, sills or window boxes (a joiner’s job)

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

Why it’s worth doing now in Carsie

An open joint round the frame lets weather in. Water can get to the frame and the masonry so renewing it early protects the window. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What happens on the day

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the job takes a few hours for a single window, longer for several in most cases. Outside jobs in Carsie need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. We dress the surface so it sits neatly against the masonry.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Let us know about parking restrictions
