Carsie New Build Mastic
Plot mastic for developers and snagging failed sealant in new homes for homeowners, landlords and businesses in Carsie. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Internal frame sealant that has split
- Leaking shower tray seals in a new home
- Smeared, uneven beads picked up at snagging
New build mastic in Carsie, done properly
A new build should have a neat, sound bead at every joint. Smeared, patchy or cracked sealant is worth sorting early, before water reaches anything behind it. If you have sealant applied over dusty or wet surfaces and skirting joints opening in the first winter, we can put it right.
New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.
Big or small, it’s backed by our one-year guarantee in Carsie and across Perth and Kinross.

Common questions in Carsie
Will you come out to Carsie?
Yes. Carsie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is new build mastic in Carsie guaranteed?
Every job comes with our 12-month guarantee, wherever it is. We are also fully insured and ARBOMaster approved.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Can you work on commercial sites?
Yes. We’ve worked for hotels, offices and other businesses.
Do I have to be there?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Can you reseal over the builder’s sealant?
No. The old sealant is cut out fully, then clean and prime the joint, and a new bead applied.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.
Is it normal for sealant to crack in a new home?
Cracking in the first couple of years is common as timber and plaster dry out. Poor preparation at handover adds to it.
What happens on the day
On the day, we look over the joints with you first. We protect the surfaces around the joints before we start. The work normally takes a few hours in a single home. Somewhere like Carsie may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We go through the snagging list or plot schedule and agree the joints to do.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- A sealant chosen for each area goes in and is tooled smooth.
- Each area is checked and left with its cure time.
Getting ready for the visit
- Tell us if parking is tricky
- For business premises, tell us about site rules or sign-in
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
Every job is quoted individually, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job.

What the job involves on each surface
Skirting and floors
Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk in a colour to suit.
Show homes
We can refresh show-home sealant that has discoloured or been knocked. We cut it out and reseal neatly.
When it isn’t the sealant
We’d rather tell you now than do work that will not last, so these are the limits:
- Settlement cracks that need a surveyor
- Your warranty claim itself, which is between you and the builder
- Baths and trays that move too much for sealant to cope with
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.
Surfaces we seal
- Skirting & floors
- Windows & doors
- Plot handovers
- Bathrooms & en suites
- Show homes
- Kitchens
Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

What affects the cost of new build mastic
We quote each job individually. This is what makes a difference:
- Any working-time requirements on site
- How much there is to do
- The number of rooms or windows
- Whether the work is at height
A failed joint rarely gets cheaper to fix by waiting. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.
What to tell us for a quote
When you contact us, these details help:
- If it’s domestic, commercial or a hotel
- Photos by email, if that is easy
- Whether it has been sealed before
- What’s wrong with the joints now
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
What we’re called out for in Carsie
Once people move in, baths and trays take weight and bed down. If a bath wasn’t filled when it was sealed, the bead is stretched the first time it’s used and the sealant may split.
These are the problems we are asked about most:
- Smeared, uneven beads picked up at snagging
- Skirting joints opening in the first winter
- Gaps behind new kitchen upstands
- Sealant applied over dusty or wet surfaces
For jobs in and around Carsie, choosing the right material for each joint is as important as a tidy finish.
