Sand mastic for Four Marks homes and businesses

Leave it or put it right?

New sash windows are a major, costly change and on a listed home, consent may be needed. Where the frames are in good order, new mastic seals the surround. Homes in smaller places like Four Marks can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

How we handle sand mastic in Four Marks

For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. Common call-outs are for window mastic to renew ahead of painting and modern sealant on a period surround, on stone surrounds, tenement windows and period & listed homes.

Around Four Marks, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.

Our work is backed for twelve months.

Sand mastic in Four Marks: local notes

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Bentworth Hall (about 2.7 miles north) are a reminder that the area around Four Marks has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

For an older house near a landmark such as Church of the Good Shepherd, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For landlords with property near Alton station, older sash windows in a rental need their mastic kept sound to keep the weather out. If you look after a building such as Four Marks Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Find out about consent before window work on a listed home
  • Check the mastic when you check the paintwork
  • Ask us before painting near the mastic
  • Take care around the mastic when scraping paint

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall so early renewal protects both.

What affects the quote in Four Marks

There’s no set price list. What we look at:

  • How many areas need sealing
  • How easy the joints are to reach
  • When we can work, for business premises
  • The type of sealant required

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

When you call or email, these details help:

  • The address or postcode of the job
  • Whether it’s a home or a business
  • How we’d reach the joints
  • Photos by email, if that’s easy

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and give you a clear price.

What sealant work cannot fix

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Sashes that rattle, stick or will not open
  • Putty and glazing repairs
  • Crumbling stone or brickwork round the window

If in doubt, phone 0345 464 0079 or send us an email and we will say what we think.

Joints and surfaces we work on

  • Brick reveals
  • Period & listed homes
  • Tenement windows
  • Stone surrounds
  • Timber door frames
  • Sash and case windows

The process

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows. For a job in Four Marks, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.

Before we arrive

  • Clear the area around the work
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about earlier repairs to the joints

Advice

Questions from Four Marks

Can you help a landlord with a rental near Alton station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear quote.

Will you come out to Four Marks?

Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Should I check with the council before work on a listed or conservation-area home?

Check with your local planning authority. They’ll tell you if consent is needed for work to your windows.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

What is sand mastic?

Sand plus a binder based on linseed oil. It’s built up in the joint by hand and shaped to suit the surround.

Do you work for hotels and businesses?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply phone 0345 464 0079 or drop us an email.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
