How we handle sand mastic in Fleet

We work across Fleet renewing sand mastic on sash windows and doors. Every joint is cleaned out and filled by hand, finished to suit the masonry. If you’re dealing with modern sealant on a period surround and mastic that needs renewing before redecorating, we can put it right.

Plenty of homes in a town like Fleet have had conservatories, patio doors or new windows added over the years. Each one adds more joints to look after, and those joints age at different rates. Sills, frame heads and glazing joints are where leaks usually start.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Windows and doors in Fleet

With historic houses such as Farnham Castle (about 4.1 miles south) nearby, there’s older building stock in the area around Fleet as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you look after a building such as Heatherside Junior School, its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Fleet station, cracked sand mastic around sash windows lets in the draughts tenants complain about.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What we’re called out for in Fleet

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

It’s worth asking for a quote if you see:

  • Modern sealant on a period surround
  • Mastic worn away on windows facing the weather
  • Gaps where the frame meets the masonry
  • Draughty sash windows at the surround

If you live in an older home near Fleet Methodist Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Do you come to Fleet?

Yes. We are based in Crawley and work across South East England, London and Scotland.

Do you offer different sealant colours?

In most cases you can choose. We will explain which colours are available.

Which is right for my windows, sand mastic or modern sealant?

Sand mastic normally suits period timber windows best. On modern frames, we’d normally use a flexible sealant.

Should I check with the council before work on a listed or conservation-area home?

Check with your local planning authority. They decide whether consent is needed.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

The process

There is not much for you to do on the day. Point us to the joints and we will get on with it. The work itself takes a few hours per window, depending on the condition of the joints from start to finish. A visit in Fleet needs access to the work and a place to park close by. If the job is outside, mention gates, side access and anything above ground floor.

  1. We look at the surrounds with you and agree the joints to renew.
  2. Old mastic and any loose material are raked out.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

How to prepare

  • Plan for the work area to be out of bounds to pets and children
  • Clear the area around the work
  • Tell us about any previous sealing or DIY attempts

Advice

When something else is needed

In fairness, some problems need a different trade:

  • Damaged stone surrounds
  • Sashes that rattle, stick or will not open
  • Cracked or broken glass

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Sash and case windows
  • Brick reveals
  • Tenement windows
  • Period & listed homes
  • Timber door frames
  • Stone surrounds

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Clear gutters so water does not pour onto the windows
  • Sort the mastic before the decorators arrive
  • Do not run silicone over sand mastic
  • Check the mastic when you check the paintwork

When preparing windows for paint, take care around the mastic. Hard scraping can loosen it.

Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.

What affects the cost of sand mastic

For a quick quote, just ask. The main things that affect it are:

  • How much there is to do
  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • Access and height

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • How we’d reach the joints

There’s no standard price list. Instead, we give you a clear quote for your job. To arrange one, call 0345 464 0079 or drop us an email.
