Trusted bathroom resealing in Four Marks

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

How we handle bathroom resealing in Four Marks

A shower joint gets soaked every day. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include a joint torn by a bath that flexes and gaps between the worktop and the wall, on sinks & splashbacks, wet rooms and kitchen worktops & upstands.

Even in a smaller place like Four Marks, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: all the old material out, the joint cleaned and dried, then new sealant or grout.

We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes around two hours for one bath or shower, longer for a whole bathroom, depending on how much there is to do. Parking around Four Marks is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Honest limits

In fairness, there are a few things sealant will not fix:

  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it isn’t properly supported
  • A leaking waste, trap or valve

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think.

Four Marks homes and their sealant

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you live in an older home near Church of the Good Shepherd, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Four Marks Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What happens if it’s left?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. Water creeps under it and mould follows. Around Four Marks, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

When to call us in Four Marks

Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out keep the silicone damp for hours, and mould that has grown into the silicone usually won’t clean off.

The most common problems we see are:

  • A bead that has pulled away from the tiles
  • Shrunken sealant along the back of a worktop
  • New sealant laid over old sealant that is now lifting
  • Water escaping at the shower enclosure

For landlords with property near Alton station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before booking

  • Whether they’re fully insured
  • How long the guarantee is
  • What happens if they find a problem under the old sealant
  • How the surfaces are prepared before sealing

Our hiring checklist

Four Marks: your questions answered

Is Four Marks within the area you cover?

Yes, Four Marks is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is Four Marks in your area for bathroom resealing?

Yes. Our work covers London and the South East, and Four Marks is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Do you take out the old sealant first?

Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Keeping the joints in good condition

So the new joints stay in good condition:

  • Open a window or run the fan so the room dries
  • Keep bottles off the sealant line
  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner

Keep bottles and razors off the sealant line, because they trap water against the silicone. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. Any of these means the joint needs attention.
