How we handle floor joint sealing in Four Marks

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors in a colour to suit. We’re often asked to deal with tiled floors with no room to move and open joints that fill with dirt, on commercial floors, skirting boards and wet room & bathroom floors.

In and around Four Marks, floors range from older timber boards to tiles and newer finishes, each moving in its own way. Skirting and threshold joints need a sealant that suits the floor.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

Floor joint sealing in Four Marks: local notes

Across Hampshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

Letting a property close to Alton station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty. Schools such as Four Marks Church of England Primary School are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early. For buildings such as Church of the Good Shepherd, joints in its floors, skirtings and thresholds need resealing as they wear.

What sealant work can’t fix

In fairness, some problems need a different trade:

  • Leaks from a failed tanking system
  • Cracked or broken concrete slabs
  • Floors that are uneven or need levelling

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

Surfaces we seal

  • Commercial floors
  • Wet room & bathroom floors
  • Tiled floors
  • Concrete floor joints
  • Skirting boards
  • Thresholds

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Avoid caulk in bathrooms and kitchens
  • Have a cracking tiled floor checked before tiles break
  • Check skirting joints after the heating season
  • Ask before painting over a sealed joint

Mop with a well-wrung mop rather than flooding the floor. Keeping the edges drier helps the sealant last longer.

Concrete joints damaged by traffic get worse quickly. Sealing them early protects the edges and the surface smoother.

Questions from Four Marks

I let a flat near Alton station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear price.

Can you do floor joint sealing in Four Marks?

Yes. We work across London and the South East, and Four Marks is part of that. Just phone 0345 464 0079 or email us with a few details of the job.

Is caulk good enough for skirting?

Because caulk cracks where there’s movement or water. Floor edges move through the year, so we use a flexible sealant that stretches.

Is it OK to seal over old sealant?

No, because it fails. We remove every bit of old sealant first.

Can you seal where the floor meets the bath panel?

Yes. These joints get wet every time the floor is cleaned, so a flexible silicone is the right choice.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Where are you based?

We’re a Crawley-based firm. We work across South East England, London and Scotland.

What does floor joint sealing cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Different surfaces, different methods

Concrete floor joints

Hard wheels break down the edges of open joints. A sealed joint protects the edges and stops debris collecting.

Thresholds

Threshold joints get a lot of feet, so the sealant has to be tough as well as flexible and tool it flush.

What affects the quote in Four Marks

Call for a quick quote. The main things that affect it are:

  • When we can work, for business premises
  • Any mould that needs treating
  • The old material and how stubborn it is
  • How many areas need sealing

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Any access issues, like height or stairs
  • Where the job is, and your postcode

Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

How it works

When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most homes. Parking around Four Marks is generally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. The joint is vacuumed clean and backing fitted where needed.
  4. We apply the sealant in a colour that suits the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

How to prepare

  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints
  • Tell us if parking is tricky
