Floor joint sealing in Wivelrod, done properly
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. If you have skirting caulk that keeps splitting and cracked grout where a tiled floor needs a movement joint, we can put it right, whatever the surface.
For a small place like Wivelrod, the journey and access are planned in advance, and once on site, the job is the same as anywhere.
Our work is backed for twelve months, and the guarantee is the same wherever you are.

Wivelrod questions
I let a flat near Alton station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. You can call 0345 464 0079 or email us with the details for a clear quote.
Do you cover smaller places like Wivelrod?
Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do you have insurance?
Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.
What causes gaps between the floor and skirting?
Floors shrink and settle, especially in the first year or two and through the heating season pulls the skirting and floor apart. Caulk tends to crack; a flexible sealant does not.
When can I walk on the floor?
Follow the cure time we give you. Feet are usually fine first, then mopping, then heavy wheels.
How long will you be here?
It depends on the size of the job, but most jobs take a few hours for most rooms, longer for large commercial floors. We’ll tell you when we quote.
Will you leave a mess?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Do the sealants smell?
Possibly a little. It fades as the sealant cures.
Looking after it afterwards
So the new joints stay in good condition:
- Keep heavy wheels off new concrete joints until cured
- Don’t fill floor joints with caulk where they move or get wet
- Keep dirt out of the joints
- Walk round the room once a year and look at the edges
Follow the cure time before walking on or cleaning the joint. Feet are normally fine before mopping or wheeled traffic, and we’ll tell you both.
Concrete joints damaged by traffic get worse quickly. Early resealing helps keep the joint intact.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
New homes and floors in Wivelrod
Floors around Hampshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
For landlords with property near Alton station, a tidy floor and skirting joint helps a rental look ready for the next tenant. If you look after a church, hall or community building such as Chapel of Alton Abbey, joints in its floors, skirtings and thresholds need resealing as they wear.

What we do, step by step
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most rooms, longer for large commercial floors. Somewhere like Wivelrod needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- The room is cleared along the joints so we can reach them.
- We take out the cracked caulk, grout or old sealant.
- Edges are cleaned and dried.
- We apply a flexible sealant suited to the floor and tooled.
- We check the joints and explain the aftercare.
Before we arrive
- Move anything stored near the joints
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules

Leave it or put it right?
Open joints along wet floors let water into the subfloor and behind skirting. Dealing with it early keeps the repair to the joint. Where a wall is exposed, as many are in small places like Wivelrod, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Work for landlords, hotels and businesses
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.
When it isn’t the sealant
We’ll always be straight with you, so here’s what sealant can’t fix:
- Floors that are uneven or need levelling
- A tiled floor that needs relaying
- Failed waterproofing under a wet room floor
If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

How the job changes by surface
Wet room and bathroom floors
Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone.
Concrete floor joints
We clean concrete joints out thoroughly before sealing, vacuuming them clean. We fit backing where needed.
