Floor joint sealing in Beech

Where skirting is painted, we can use a flexible sealant that takes paint. For bathrooms and kitchens, silicone is normally the better choice. Common call-outs are for dirt and water collecting in open floor joints and tiled floors with no room to move, across skirting boards, tiled floors and wet room & bathroom floors.

For a small place like Beech, the journey and access are planned in advance, and the work itself is the same as on any site.

All of our work is guaranteed for twelve months.

Why act early in Beech

Filling a skirting gap with caulk looks fine at first, but the movement soon cracks it. A flexible sealant stretches instead, so the joint stays closed. In a small place like Beech, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Mark off resealed joints in warehouses
  • Ask before painting over a sealed joint
  • Look at floor joints each spring
  • Vacuum floor joints regularly to stop grit building up

Check the joints after the first winter. If anything has opened, it’s easy to reseal before they spread.

Water getting into floor joints in bathrooms and kitchens can damage what’s underneath. A sound seal stops that happening.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Water getting under the tiles from elsewhere
  • Loose, hollow or cracked tiles, which need a tiler
  • Subfloor problems that need a flooring contractor

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before booking.

How the job changes by surface

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. Grout at the edge is removed and replaced with sealant.

Wet room and bathroom floors

In a wet room, the floor-to-wall joint is a key line of defence. It’s resealed with a sanitary silicone and we’ll say if the problem looks like more than the joint.

How it works

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for most rooms, longer for large commercial floors, depending on the size of the job. In a small place like Beech, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by looking at the floor, the gap and the traffic, then choose the product.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

What floor joint sealing looks like in Beech

Floors around Hampshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal.

Schools such as Amery Hill School are buildings too, and floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. For buildings such as St Peter's, joints in its floors, skirtings and thresholds need resealing as they wear. Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
