  • Broken panes

Sand mastic for homes and businesses in Benslie

Old sand mastic cracks, crumbles and falls out over time, leaving gaps round the window. We rake it out and renew it so the surround looks right again. We work on period & listed homes, brick reveals and stone surrounds, and the jobs we see most are mastic dropping out of the joint and draughty sash windows at the surround.

Mastic can only go onto a dry joint, so outside work in Benslie depends on the weather. Let us know about access to every frame, including any upstairs.

The work is covered for a year after we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

Can I do it myself?

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Common questions in Benslie

Do you cover Benslie for sand mastic?

Yes. We work across all of Scotland, and Benslie is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Will you come out to Benslie?

Yes. Benslie is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

What exactly is sand mastic?

It’s sand mixed with a linseed-oil-based binder, used between timber frames and stone or brick.

How long does the job take?

It depends on the size of the job, but most jobs take a few hours for a single window, longer for several. We will give you a better idea when we quote.

Which is right for my windows, sand mastic or modern sealant?

It depends on the window. On many period windows, sand mastic looks right and suits the building, while modern frames normally get a flexible sealant.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Where are you based?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

What the job involves on each surface

Brick reveals

An open joint at a brick reveal lets weather in. Renewing the mastic closes it.

Stone surrounds

Sand mastic sits naturally against stone. It finishes to look like part of the surround.

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Have rotten timber repaired before new mastic goes in
  • Leave the new mastic unpainted
  • Make sure water runs off the sill
  • Sort the mastic before the decorators arrive

Do not touch or press the mastic while it hardens. It forms a skin fairly soon but needs longer to fully harden.

Fine cracks show the mastic is starting to fail. Renewing it then is simpler than waiting until it falls out.

What affects the quote in Benslie

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • The number of rooms or windows

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

When you contact us, these details help:

  • The rough size of the job
  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • The problem you’ve noticed

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. Whenever you’re ready, send an email to info@mrmastic.co.uk.

What sand mastic looks like in Benslie

With historic houses such as Montgreenan (about 1.1 miles north-east) nearby, there’s older building stock in the area around Benslie as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Montgreenan, about 1.1 miles north-east, is one of the historic houses in the wider area around Benslie, and older homes nearby need a sealant that suits their walls. If you look after a building such as Irvine Royal Academy, larger buildings have plenty of frames, and the mastic around each one ages.

When to call us in Benslie

Most of it is simply age. Sand mastic is a maintenance item like any pointing and how long it lasts depends on the weather it faces.

Keep an eye out for these signs:

  • Crumbling sand mastic round a window
  • Mastic that needs renewing before redecorating
  • Gaps where the frame meets the masonry
  • Failed mastic on an exposed elevation

Letting a property close to Kilwinning station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

  • How long to leave it before use

Choosing a sealant specialist

What happens on the day

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a single window, longer for several. Around Benslie, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We check the window surrounds and agree which joints need renewing.
  2. We rake out the old mastic and clean the joint.
  3. We pack any deep gaps so the mastic sits at the right depth.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

How to prepare

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Tell us about any previous sealing or DIY attempts
