DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We cut it out and start again.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Sand mastic in Fergushill, done properly
For a listed home or one in a conservation area, ask your local planning authority if consent is needed before window work. Like-for-like sand mastic is often the preferred finish. We work on timber door frames, tenement windows and sash and case windows, and people most often call us about gaps round a timber door in stone or brick and silicone on a period window that looks wrong.
Mastic can only go onto a dry joint, so outside work in Fergushill depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.
You get a one-year guarantee, the same in Fergushill as everywhere else we work.

How the job changes by surface
Brick reveals
Gaps between frame and brick let in rain and draughts. New mastic seals the gap.
Sash and case windows
Sash windows are where we do most sand mastic work. Each joint round the box is raked out and renewed.
What sand mastic looks like in Fergushill
Historic houses like Montgreenan (about 1 mile north-east) are a reminder that the area around Fergushill has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Historic houses such as Montgreenan, about 1 mile north-east, show how far back building around Fergushill goes, and older homes nearby need a sealant that suits their walls. If you let a flat or house near Kilwinning station, older sash windows in a rental need their mastic kept sound to keep the weather out. Schools such as Irvine Royal Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

How the visit works
Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to a full day, depending on how many windows. Outside jobs in Fergushill need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by checking each surround and agreeing the joints to renew.
- Old, loose mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
Preparing for the visit
- Tell us if parking is tricky
- Tell us about access, such as stairs, a lift or high-level joints
- For indoor joints, keep the area dry beforehand if you can

What we cannot put right
Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant will not put right:
- Broken panes
- Sash cords, weights and draught-proofing of the sashes
- Damaged stone surrounds
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.
What we seal
- Brick reveals
- Sash and case windows
- Timber door frames
- Tenement windows
- Stone surrounds
- Period & listed homes
Leave it or put it right?
Before painting the windows, it pays to renew the mastic. Paint over cracked mastic won’t stop the gaps, and the new mastic is traditionally left unpainted. Around Fergushill, water from a failed joint in an older stone home can soak into timber and plaster.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Yes. Fergushill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Kilwinning station. Can you help?
Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
What should I tell you?
A short description and the location, with photos by email if possible. We will ask anything else we need to know.
Is it possible to paint over sand mastic?
The usual advice is to leave sand mastic unpainted. Ask us before you decorate around it and we’ll advise.
Are you an approved applicator?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Do you have insurance?
Yes. We are fully insured.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Should I try DIY first?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Aftercare tips
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Don’t run silicone over sand mastic
- Ask a joiner to look at soft timber first
- Take care around the mastic when scraping paint
- Check with your local planning authority if your home is listed
Avoid sealing over the mastic with silicone. If anything cracks, get it looked at rather than patching it.
Fine cracks show the mastic is starting to fail. It’s easier to renew it before it drops out.
