Your questions about external mastic in Benslie

Do you work for landlords with property near Kilwinning station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.

Do you cover Benslie for external mastic?

Yes. Our work covers the whole of Scotland, and Benslie is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What does external mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can you seal joints between render and window frames?

Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back so the bead can stretch.

How long does external mastic take?

Typically it takes anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we’ll say how long yours will take.

What colours does the sealant come in?

The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.

External mastic in Benslie

A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you have rigid filler in a joint that should flex and old sealant gone brittle and cracked, we can help.

In and around a place like Benslie, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.

Whatever the size of the job, it’s backed by our one-year guarantee.

How it works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes anything from a few hours to several days, depending on the building. For a place like Benslie, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • Mention if the joints have been sealed before

How to look after the new joints

So the new joints stay in good condition:

  • Don’t let climbing plants root in the sealant
  • Fix overflowing gutters above sealed joints
  • Look over the joints every year, ideally after winter
  • Make sure movement joints aren’t pointed over

Only paint over the joint if we’ve confirmed the sealant can take paint. Many exterior sealants are not designed to be painted, and paint can crack as the joint moves.

Leaks behind façade panels and render often go unseen. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

Do you need external mastic in Benslie?

UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the next time the wall moves, it splits or pulls away.

Most people get in touch after spotting one of these:

  • Hard, crazed mastic that has stopped moving
  • Sealant that has lost its bond to the brick or render
  • Weeds or debris growing in open joints
  • Failed sealant between panels on a façade

If you let a flat or house near Kilwinning station, split movement joints are easy to miss on a rental until damp shows inside.

What to look for in a quote

  • What product goes in the joint
  • How long to leave it before use
  • Is VAT in the price?
  • The length of the guarantee

Choosing a sealant specialist

External mastic in Benslie: local notes

Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Montgreenan, about 1.1 miles north-east, is one of the historic houses in the wider area around Benslie, and older homes nearby need a sealant that suits their walls. For site and facilities teams at buildings such as Irvine Royal Academy, larger buildings have long runs of movement joint that eventually need resealing.

Why act early in Benslie

A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. In an older home around Benslie, damp from a failed joint can get into timber and plaster.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

Should I try it myself first?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What affects the cost of external mastic

We quote each job individually. This is what makes a difference:

  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • The number of rooms or windows
  • Whether the work is at height

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We will send you a clear quote for the lot.

Helping us quote

To help us quote quickly, please include:

  • Whether it has been sealed before
  • The type of property
  • What’s wrong with the joints now
  • Roughly how big the job is

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.

Surface by surface

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

Render joints

Rendered walls have joints at beads, openings and changes of material. We reseal them with a flexible exterior sealant that suits the render colour.
