External Mastic in Kilbirnie
Problem with your movement joints in Kilbirnie? We remove the old material, prepare the joints and seal them properly.
- Gaps where render, brick and frames meet
- Joints pointed up with cement by mistake
- Movement joints with cracked, split or missing sealant
External mastic in Kilbirnie, done properly
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. Common call-outs are for movement joints filled with mortar instead of sealant and brick movement joints where the sealant has split, on concrete & block, façade panels and brickwork movement joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Walls and rooflines in Kilbirnie
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
If you let a flat or house near Glengarnock station, split movement joints are easy to miss on a rental until damp shows inside.

Common problems we fix in Kilbirnie
Weeds, moss and debris in a joint are a sign the sealant has gone. Roots and dirt hold water against the wall.
People generally contact us when they notice something like this:
- Panel joints letting water in
- Joints with sealant missing in places
- Weeds or debris growing in open joints
- Movement joints filled with mortar instead of sealant
If you live in an older home near St Brigid's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.
What to look for in a quote
- Is VAT in the price?
- How the joint is cleaned and prepared
- Whether they seal over old material or remove it
- Who turns up on the day
How it works
When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is usually less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- On commercial sites, let us know about site rules
- Clear items away from the joints we’re working on
- Tell us if parking is tricky

Related advice
Leave it or put it right?
Pointing a movement joint with mortar might seem a neat fix, but it locks the joint solid. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.
Why book with us
- Colour picked to suit the job
- Experience in homes, commercial sites and hotels
- Old sealant always removed completely

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

I let a flat near Glengarnock station. Can you help?
Yes, we work for landlords and letting agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear price.
What should I tell you?
Let us know what needs doing and where, with photos by email if possible. We’ll ask anything else we need to know.
What’s an expansion joint in brickwork?
Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
Can a movement joint be filled with mortar?
No, not if it’s a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little.
Can you seal joints between two different materials?
Yes. We cut out the old sealant, prepare both faces and reseal with a flexible exterior product. The colour is chosen to suit.
Looking after it afterwards
So the new joints stay in good condition:
- Check external joints each spring
- Tell anyone working on the walls about the movement joints
- Don’t let climbing plants root in the sealant
- Act on the first splits you see
Only paint over the joint if we have confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
