Jenkins' Green questions

Is Jenkins' Green in your area for remedial sealant?

Yes. We work across London and the South East, and Jenkins' Green is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we’ll send you a clear quote.

Will you come out to Jenkins' Green?

Yes, we do. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you fix a reseal that hasn’t worked?

Yes. First we check whether the leak is the sealant at all, then the joints are stripped and resealed.

What if resealing will not fix my leak?

We check for that before we reseal. If the fault is elsewhere, you will know before any work is done.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

About our remedial sealant in Jenkins' Green

Two decades of sealant work means we recognise most failures quickly. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. We work on shrunken worktop sealant, leaking tray & enclosure joints and failed movement joints, and common reasons people get in touch are dark patches showing through the sealant and sealant applied over old sealant that has lifted.

Somewhere as small as Jenkins' Green, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Quotes for remedial sealant in Jenkins' Green

Some jobs are bigger than they look, and some smaller. The main factors:

  • Whether there’s mould to deal with
  • Which sealant suits the joint
  • How many areas need sealing
  • How easy the joints are to reach

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.

Helping us quote

When you call or email, it’s useful to know:

  • A few photos by email, if you can
  • The problem you’ve noticed
  • The rough size of the job
  • Access, such as stairs, a lift or height

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or email us.

When to call us in Jenkins' Green

Joint depth matters. Sealant packed too deep, or stuck to the back of the joint as well as the sides, can’t stretch, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.

Most people get in touch when they notice something like this:

  • Beads that never stuck properly
  • Movement joints that have split or pulled away
  • Kitchen joints letting water behind the worktop
  • Dark patches showing through the sealant

For site and facilities teams at buildings such as Hankham Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • How the colour is chosen
  • What insurance they hold
  • Whether the sealant suits the joint

Why act early in Jenkins' Green

Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, leaving the leak in place and one more layer to cut out later. Where a wall is exposed, as many are in small places like Jenkins' Green, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Why us?

  • We never seal over old sealant
  • We’re fully insured
  • 20+ years of sealant experience
  • Quality sealants from Arbo and Everbuild

For landlords and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes a few hours, depending on how many layers have to come out, including the tidy-up. Somewhere as small as Jenkins' Green, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Surrounding tiles, trays and frames are protected first.
  2. The botched or failed sealant is cut away completely.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. You get the cure time and our view on why the joint failed.

How to prepare

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • Mention any sign-in or site rules at work premises

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What remedial sealant looks like in Jenkins' Green

Jenkins' Green is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Letting a property close to Pevensey & Westham station? Then a joint that keeps failing is best fixed properly while the property is empty. If you live in an older home near St Luke's Church, walls and floors in older homes can move, and sealant and grout show it first.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Do not point over movement joints
  • Do not wait for a small gap to become a leak
  • Don’t add new sealant on top of old
  • Keep the room well ventilated

Go easy on the new sealant: a mild cleaner and a soft cloth, with no blades or scourers.

Leaks through failed sealant grow over time. Every shower or downpour sends more water through, into floors, walls or ceilings. Early action keeps it to a sealant job.
