Remedial sealant for homes and businesses in Wartling
In Wartling, as anywhere, remedial jobs tend to look alike: over-sealed joints, hidden mould, repeat leaks and split movement joints. Each is stripped back and done again properly. We work on expansion joints, shrunken worktop sealant and leaking tray & enclosure joints, and common reasons people get in touch are worktop sealant that has shrunk and split and sealant that came away because the surface wasn’t prepared.
Being in a small place like Wartling makes no difference to the job itself: it just means planning the journey and access beforehand. In the bathroom or kitchen, the work is the same as in any town.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Why it’s worth doing now in Wartling
A joint that has failed twice will fail again unless the cause is dealt with. Finding it, whether movement, water from elsewhere or an unsuitable product, ends the cycle. In a small place like Wartling, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
Why us?

What we can’t put right
We will not take on work that won’t last, so these are the limits:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Sealant in an older building that needs testing for asbestos first
- Cracks in the fitting rather than the joint
If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.
What we seal
- Leaking tray & enclosure joints
- Failed movement joints
- Mouldy bath & shower sealant
- Shrunken worktop sealant
- Expansion joints
- Botched or over-sealed joints
How to look after the new joints
Once the sealant has cured, a few habits help it last:
- Run the fan after every shower
- Clean sealant with mild products only
- Get the cause of a repeat leak found before resealing
- Have loose fittings fixed before resealing
Watch the joint over the first few weeks, particularly where the original failure was caused by movement. Should anything change, call 0345 464 0079 or send us an email.
A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into whatever is behind or below. Early action keeps it to a sealant job.
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
When to call us in Wartling
Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.
Any of these means the joints need attention:
- Sealant that came away because the surface wasn’t prepared
- A second bead peeling off the first
- Wide, uneven beads that look worse than the old ones
- Kitchen joints letting water behind the worktop
Letting a property close to Normans Bay station? Then botched sealant from a previous quick fix is easier to strip out between tenants.
What your quote should include
- How the colour is chosen
- How hidden problems are handled
- What insurance they hold
- Is the old sealant removed completely?
Wartling homes and their sealant
Wartling is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Wartling has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room.
Homes close to The Parish Church of St Mary Magdalene include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Worktops & kitchens
A loose worktop splits its sealant. That needs refixing before resealing, which we will point out.
Leaking trays & enclosures
Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before we reseal.
What we do, step by step
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for most joints, depending on how much old sealant has to come out. For a village or hamlet like Wartling, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Each layer is cut out and the residue cleaned off.
- Mould is treated and the joint dried.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
Getting ready for the visit
- Clear items away from the joints we are working on
- For indoor joints, keep the area dry beforehand if you can

Can I add another job to the visit?
Yes. Just list everything you need.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will tell you what we are using.
