Remedial sealant in Westham

Remedial sealant in Westham, done properly

Some sealant jobs aren’t a simple reseal, because someone has already had a go. Silicone laid over silicone, smears across tiles, the wrong product in a moving joint or mould trapped underneath all have to come out before the joint can be done properly. We work on expansion joints, botched or over-sealed joints and leaking tray & enclosure joints, and common reasons people get in touch are wide, uneven beads that look worse than the old ones and products that weren’t meant for the joint.

Being in a small place like Westham makes no difference to the job itself: it just means planning the journey and access beforehand. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

All our work is covered by a 12-month guarantee.

When something else is needed

We’ll always be straight with you, so here’s what new sealant won’t do:

  • Tiles that have come away from the wall
  • A bath, tray or worktop that moves until it’s properly fixed
  • Plumbing leaks behind walls or under trays

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly before you book.

What we seal

  • Failed movement joints
  • Shrunken worktop sealant
  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Expansion joints
  • Mouldy bath & shower sealant

The process

The work is kept neat and contained to the area we are working on. Expect the work to take a few hours, depending on how many layers have to come out, and we tell you how long to leave it before we go. Somewhere like Westham needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Plan for the work area to be out of bounds to pets and children

Advice

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

How the job changes by surface

Movement & expansion joints

Some movement joints have been filled with mortar or grout. We rake that out where it can be removed and seal with a flexible product.

Worktops & kitchens

A loose worktop splits its sealant. It needs fixing down first, and we’ll tell you if we find it.

Why act early in Westham

It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and any film left behind stops new sealant sticking. Careful stripping is where most of our time goes. Where a wall is exposed, as many are in small places like Westham, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.

Why book with us

  • Experience in homes, commercial sites and hotels
  • Colour picked to suit the job
  • Old sealant always removed completely
  • Anti-fungal sanitary silicone in wet areas

See our cost guide or our reviews.

What we are called out for in Westham

Silicone only bonds to surfaces that are clean and dry. Residue, moisture or dust left in the joint weaken the bond, and the joint starts to come away early.

Signs it’s time to call us include:

  • Over-sealed joints coming away
  • Movement joints that have split or pulled away
  • Caulk or the wrong sealant used in a wet area
  • Gaps opening along the back of the worktop

Rented homes near Pevensey & Westham station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

Aftercare tips

Looking after new joints is easy:

  • Get the cause of a repeat leak found before resealing
  • Air the bathroom so the sealant can dry
  • Check ceilings under showers for marks
  • Act on a lifting corner straight away

Keep an eye on the joint at first, particularly where the original failure was caused by movement. Should anything change, phone 0345 464 0079 or drop us an email.

Don’t keep resealing the same joint. Get the cause found first, otherwise the next attempt will fail too.

Westham homes and their sealant

Westham is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to St Mary's Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Pevensey and Westham CofE Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
